A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months

Does being close to Freshwater Beach mean a stronger termite barrier is needed?

The salt air and sloping ground near the beach keep sub-floors and storage areas damp for longer than inland suburbs, and that persistent moisture favours termite activity, so we generally pay closer attention to ventilation and drainage on these sites. The barrier materials are the same, but the detailing around damp-prone areas gets more focus.

How does a termite barrier work for a unit rebuild in a shared Freshwater building?

The system still has to cover the full footprint of the new or renovated slab, with collars on every penetration, but it is planned with the whole building's shared walls and service risers in mind rather than treating one unit in isolation. Where other units already have protection, we look at how the new work ties in.

Do older Freshwater houses on timber floors still need a termite check before building work?

Yes. Age and proximity to the beach do not exempt a property from needing a compliant termite management system when new work is carried out, and regular inspections, at least every 12 months, are still recommended for existing timber floors. A barrier reduces concealed entry points but does not make a building termite-proof.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
