Is termite protection compulsory for a new home in Greystanes?

It is. The National Construction Code requires a termite management system for any new Class 1 home or outbuilding in a termite-prone area, and Cumberland falls into that category. Without a system installed to AS 3660.1, plus the durable notice and installation certificate, the certifier cannot issue your Occupation Certificate.

How close to Prospect Hill or Grey Box Reserve does a block need to be for extra protection?

There's no fixed distance; it comes down to how directly the block connects to bushland or a waterway. Properties with a fence line straight onto Grey Box Reserve or a creek corridor generally get a full perimeter, while blocks a street or two back, with gardens between them and the reserve, are often adequately covered with a more standard system.

Can the barrier be added after an extension is already built?

It is far harder and more expensive once the concrete is down, particularly on an older Greystanes home that has already been extended once or twice. If you are planning a further extension, the best time to get a compliant system installed is while that new footing is open, so the whole footprint ends up protected as one continuous run.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
