A barrier only works while it stays intact and visible. Pass these on to the owner.

Do Castlecrag's tree covenants affect the termite barrier?

They affect where we can dig and how we route the perimeter, not whether a barrier is needed. We work around retained trees and their root zones, using collars and a physical perimeter where a chemical zone would sit too close to protected roots. The system still has to meet AS 3660.1 and cover every part of the building at ground level, so we plan the layout against the arborist's report before we start.

Is a knockdown rebuild near Middle Harbour treated differently?

Yes. Foreshore blocks near Clive Park Beach hold more moisture in the sub-floor and slab edge for longer, so we usually recommend a physical barrier at every penetration plus a full perimeter rather than a partial run. If retaining walls or a stepped slab are part of the design, we detail those junctions on the drawings before booking the visit, so nothing gets missed once the concrete is down.

When do you install collars on a Castlecrag renovation?

After the plumber has set out the new pipework and before the slab or extension footing is poured, which is the only point collars can be fitted properly. For additions and secondary dwellings we tie the new barrier into the existing system where the original detailing allows, and provide an updated installation certificate covering the whole property for your certifier.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
