Quick answer

Yes. North Curl Curl is a termite-prone part of the Northern Beaches, so a new home needs an NCC termite management system installed to AS 3660.1. Collars and under-slab work go in after the plumber's rough-in and before the pour. The durable notice for the meter box and an installation certificate for Northern Beaches Council are both needed before the Occupation Certificate.

Termite barriers in North Curl Curl

Why North Curl Curl builds need the barrier in before the pour

North Curl Curl sits about 14.2 km north-east of the CBD in postcode 2099, within Northern Beaches Council. Curl Curl Lagoon and Greendale Creek form its southern boundary, with parks and sports fields spread along the lagoon's northern side, while to the north the land climbs steeply over Wingala Hill toward Dee Why Head. Housing steps up those slopes in tiers, so a rebuild here is as likely to be a flat lagoon-edge block as a stepped hillside site with retaining walls between the house pad and the street. Both settings fall within the same termite-prone stretch of the Northern Beaches.

That split geography gives the suburb two quite different barrier jobs. Lower streets near the lagoon, creek and playing fields sit on damp, low ground where termites move easily through moist soil, so slab edges and drainage need careful detailing. Higher up, homes built into the hillside often have retaining walls and enclosed under-house storage, both of which can trap moisture and hide timber-to-ground contact from view. We treat each block on its own terms rather than running the same system regardless of where it sits. That distinction shapes both the pricing and the products we recommend for each site.

Local conditions

What makes North Curl Curl blocks a termite risk

Three things drive termite pressure on a North Curl Curl block, and each changes how the barrier gets detailed.

Lagoon and creek-flat dampness

Streets nearest Curl Curl Lagoon and Greendale Creek sit on low, damp ground that holds moisture year-round. Subterranean termites move easily through soil like that, so we give the slab edge and any garden-facing weep holes closer attention on these blocks.

Retaining walls on Wingala Hill

Homes stepping up toward Dee Why Head are commonly built with retaining walls and enclosed under-house storage, both of which can trap moisture out of sight. Every retaining junction and step-down is a place a rushed barrier leaves a gap, so we detail those points from the engineering drawings before we start.

Rock ledges and native gardens

The higher blocks catch ocean winds and often have native gardens set among sandstone ledges, where established planting and buried timber can sit close to the slab. We factor that garden edge into the perimeter rather than treating the barrier as just a strip under the house footprint.

What we install here

Building in North Curl Curl

We install on North Curl Curl new homes, knockdown rebuilds and granny flats on both the lagoon flats and the steeper Wingala Hill slopes. Waffle pod slabs are common lower down, with suspended floors and piers on the steeper blocks where retaining walls step the pad up from the street. You get one fixed written quote from the plans covering every stage, and we stage our visits around your builder's program so a barrier check never delays the pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around North Curl Curl

Our North Curl Curl work runs from the flats around Flora and Ritchie Roberts Reserve and the lagoon-side sports fields, where slab edge and drainage detailing matter most, up toward the steeper streets near Curl Curl Beach and Dee Why Head. Closer to Dee Why Grand Shopping Centre, sites are more often renovations or extensions on established blocks, where we check what protection, if any, the original build already has before detailing new work.

For a North Curl Curl Occupation Certificate, Northern Beaches Council wants a meter-box notice recording what termite system is in place, plus a certificate from the installer setting out the products, the area covered and their licence. We finish this paperwork off as soon as our stage of the work is done, so it is never the reason a North Curl Curl sign-off stalls.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

North Curl Curl questions

Answered

Still unsure? Call and talk it through with a licensed technician.

+61 450 515 215
Do lagoon-side blocks in North Curl Curl need extra barrier detailing?

Yes, mainly around drainage and the slab edge. Ground near Curl Curl Lagoon and Greendale Creek stays damp for longer than the hillside blocks, and subterranean termites move easily through moist soil, so we check the drainage falls and any weep hole detailing closely on these lower sites. We explain what we find before recommending any product.

How do retaining walls on Wingala Hill affect a termite barrier?

Every retaining wall and step-down is a junction where the barrier can be let down if it is improvised on site, so we work from the engineering drawings before pricing the job. Enclosed under-house storage on these stepped blocks also needs checking, since it can trap moisture out of view.

When should we book the barrier for a North Curl Curl build?

As soon as you have a rough slab date from the builder. Collars and any under-slab system go in after the plumber's rough-in and before the pour, so we lock our visit around that window. On stepped or retained sites, give us the engineering details early so the junctions are priced properly.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
