Pre-Construction Termite Barriers East Killara

Birdwood Avenue to the fence lines backing Garigal National Park: East Killara's leafy postcode 2071 family blocks get collars, membrane and perimeter protection well before the concrete goes down.

Quick answer

A new home or major extension in East Killara does need a termite management system, since the suburb sits in termite-prone Ku-ring-gai territory bordered by Garigal National Park. The National Construction Code applies, collars go around slab penetrations before the pour, and the certifier receives an installation certificate along with a durable notice for the meter box before issuing the Occupation Certificate.

Termite barriers in East Killara

Why East Killara builds need the barrier in before the pour

East Killara was gazetted as its own suburb, separate from Killara, in 1994, sitting east of Birdwood Avenue and the Eastern Arterial Road about 12.8 km north of the CBD in postcode 2071 and the Ku-ring-gai Council area. Nearly every home here is a freestanding house, and most are contemporary family homes built on generous, leafy blocks rather than the older Federation stock found in some neighbouring suburbs. Garigal National Park runs along the eastern side of the suburb, with Killara High School and a small local shopping centre serving as the main non-residential sites. New work is mostly knockdown rebuilds and substantial extensions on these established blocks, each requiring a termite management system installed before the concrete is poured.

A direct bushland boundary along Garigal National Park is the single biggest factor in how a termite barrier is planned here. Established colonies live in old timber and leaf litter just over the fence on the suburb's eastern side, and they forage through the soil looking for the same weak points at any new slab: an untreated edge, a gap at a pipe penetration, or a retaining wall junction on a sloping block. Contemporary homes on East Killara's larger blocks often come with bigger roof structures and more complex slab layouts than older housing, which means more junctions to detail properly rather than fewer, particularly where a rebuild backs directly onto the park.

Local conditions

What makes East Killara blocks a termite risk

Three things drive termite pressure on an East Killara block, and the park boundary is the most direct of them.

A direct Garigal National Park boundary

Blocks on the eastern side of East Killara back straight onto Garigal National Park, where established colonies live in old timber and leaf litter close to the fence line. These sites get a full perimeter rather than a partial one, with careful attention to where the barrier meets any boundary fence or retaining structure.

Large, contemporary family homes

Many East Killara homes are larger contemporary builds on generous blocks, with bigger footprints and more complex slab layouts than older housing nearby. More junctions and penetrations mean the collar schedule has to be worked out from the plans before the plumber's rough-in, not adjusted on the day.

Rebuilds on leafy, established gardens

Knockdown rebuilds on East Killara's mature, tree-covered blocks often turn up old stumps, root systems or buried timber from the original garden. Left in the ground, that material gives a colony somewhere to sit right under the new footprint, so we clear it and treat the soil as part of the job.

What we install here

Building in East Killara

East Killara work is mostly knockdown rebuilds and substantial extensions on the suburb's contemporary family homes, plus the occasional new dwelling on a larger subdivided block. Waffle pod and raft slabs are standard, with suspended floors or piers used where a block falls away toward the national park boundary. Your plans give us everything needed for a single upfront price, and our visits are staged around your builder's program, so the barrier keeps pace with a build on a generous, leafy East Killara block.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around East Killara

Redfield Reserve, about 0.2 km away, and Reading Avenue Reserve, a little further out, both lead into the Garigal National Park bushland along the suburb's eastern edge, and rebuild sites near either get the closest attention to the perimeter. East Killara Shopping Centre, about 0.4 km away, marks the suburb's small commercial hub, and Roseville Golf Course sits within the wider district. Blocks closer to the park boundary consistently need more detailed perimeter work than those toward Birdwood Avenue on the suburb's western side.

Ku-ring-gai Council certifies East Killara builds. Ahead of the Occupation Certificate, they require a durable notice inside the meter box plus an installation certificate that spells out the products, the areas treated and the licensed installer responsible. On rebuild sites that back onto Garigal National Park we also record how far the perimeter runs along that boundary specifically, since certifiers here pay close attention to bushland-facing fence lines.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a home backing onto Garigal National Park need a different termite barrier?

We do not change the underlying system, but we give the perimeter more attention on those blocks, since established bushland right over the fence carries more colony pressure than a neighbouring garden would. Many East Killara owners on that boundary choose combined physical and chemical protection around the entire boundary, with a reticulation line kept clear of any landscaping planned over the treated zone.

Does a large contemporary rebuild in East Killara need more collars than a standard house?

Often, yes. Bigger footprints and more complex slab layouts common in East Killara's contemporary homes usually mean more plumbing penetrations than a standard house, and each one needs its own collar. We work the collar count out from the plans before quoting, so the schedule and the price reflect the actual layout rather than a generic estimate.

What if old garden stumps turn up during an East Killara knockdown?

It is common on the suburb's mature, tree-covered blocks, and we clear that material and treat the soil before the new slab is poured, since leftover stumps and roots can support activity under the new footprint. This is checked during the site assessment, so it is priced into the job rather than discovered as an extra once work has started.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
