Quick answer

Sitting between the ocean and Curl Curl Lagoon within Northern Beaches Council's termite-prone territory, Curl Curl homes need a termite management system under the National Construction Code, on every new build or rebuild. AS 3660.1 sets the installation standard, wrapped up before the pour. Before sign-off, the certifier needs a durable notice fixed in the meter box, together with an installation certificate.

Termite barriers in Curl Curl

Why Curl Curl builds need the barrier in before the pour

Curl Curl is a beachside suburb in postcode 2096, about 13.1 km north-east of the Sydney CBD, within Northern Beaches Council. Its beach is split into North and South Curl Curl and is known for surfing, with a saltwater rock pool at each end, while Curl Curl Lagoon and Greendale Creek form the northern boundary, separating it from North Curl Curl. The suburb is mostly family households, with local landmarks including Stewart House, the Harbord Bowling and Recreation Club and two campuses of Northern Beaches Secondary College. New building work here is largely knockdown rebuilds of existing family homes rather than new-estate development, since Curl Curl has been a settled beachside suburb for generations.

Curl Curl's ground conditions come from water on two fronts, the ocean on one side and the lagoon and creek on the other. Salt spray and humidity off the beach keep timber and sub-floor cavities damp, while Curl Curl Lagoon and Greendale Creek add still water and damp soil along the suburb's northern edge. That combination suits subterranean termites, which need moisture to move through the ground toward a slab. Streets rising from the beach often have homes with sub-floors and retaining walls that trap moisture on the slope, and a rebuild here needs the barrier planned around both the beach side and the lagoon side of the block, not just the standard edge treatment a drier suburb might get away with.

Local conditions

What makes Curl Curl blocks a termite risk

Three things shape how we plan a termite barrier on a Curl Curl block.

Ocean salt air on one side

Salt spray and humidity from the beach, split between North and South Curl Curl, keep sub-floor cavities and timber damp for much of the year. Blocks closer to the ocean need particular attention to sub-floor ventilation alongside the barrier system itself.

Curl Curl Lagoon and Greendale Creek

The lagoon and creek along the suburb's northern boundary add still water and damp soil, conditions that suit subterranean termite movement through the ground. Blocks on that side of Curl Curl get the same full perimeter treatment as any waterside site.

Sloping streets and retaining walls

Streets rising from the beach often need retaining walls that trap moisture against sub-floor spaces. Every retaining wall junction on a sloping Curl Curl block is a place the barrier needs to stay continuous, so we plan these from the site's own engineering.

What we install here

Building in Curl Curl

Most of our Curl Curl work is knockdown rebuilds of existing family homes, along with granny flats and the occasional duplex, since the suburb is a settled beachside area rather than new-release land. Waffle pod and raft slabs are common on flatter blocks, with suspended floors and retaining more likely on streets rising from the beach. A collar goes on every plumbing penetration before the concrete arrives, and we look at both the ocean side and the lagoon side of each block when planning the perimeter and any under-slab system.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Curl Curl

Cooksey Reserve, about 0.2 km from the suburb centre, and Curl Curl Beach, about 0.7 km away, sit close to many rebuild sites and bring salt air that keeps sub-floors and timber damp. Harbord Bowling and Recreation Club, also about 0.7 km off, marks the more built-up side of the suburb. Curl Curl Lagoon and Greendale Creek, forming the northern boundary toward North Curl Curl, are the features that most affect barrier planning on that side of the suburb, keeping the ground damper than on higher blocks further from the water.

Northern Beaches Council certifies Curl Curl development. Before granting the Occupation Certificate, its certifier wants a durable notice in the meter box together with an installation certificate covering the products, protected areas and installer. Since the suburb sits between the ocean and the lagoon, we also log sub-floor ventilation and drainage measures next to the barrier record itself, then pass over the finished paperwork with product information and maintenance guidance so nothing holds up sign-off.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a Curl Curl rebuild need extra attention because of the lagoon and creek?

Blocks close to Curl Curl Lagoon and Greendale Creek on the suburb's northern side tend to have damper, lower-lying ground, which suits subterranean termite movement more than blocks further from the water. We plan the perimeter and under-slab system with that in mind, and pay closer attention to drainage around the slab.

Does the ocean salt air affect termite barrier work at Curl Curl?

Indirectly, yes. Salt spray and humidity off North and South Curl Curl beaches keep sub-floor cavities and timber damp for much of the year, so we pay close attention to sub-floor ventilation alongside the AS 3660.1 system, particularly on blocks close to the beach itself where that moisture lingers longest.

How do retaining walls on sloping Curl Curl streets affect the barrier?

Streets rising from the beach often need retaining walls that can trap moisture against sub-floor spaces, and each retaining wall junction is a place the barrier needs to stay continuous. We ask for the site's retaining and engineering plans early so these junctions are drawn and priced before work starts.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
