Perimeter termite barrier on a completed slab edge

St George & Bayside · AS 3660.1

Pre-Construction Termite Barriers Bardwell Park

Bardwell Park's streets filled in after the station opened in 1931, and a rebuild backing onto the Wolli Creek Valley bushland now needs its termite barrier fitted before the slab goes down.

Quick answer

Yes. Bardwell Park sits inside Bayside Council's area, where termites are a genuine risk, so a new home or knockdown rebuild needs a termite management system, and blocks near the Wolli Creek Valley face steadier pressure than most. Collars go on before the concreter arrives, and the completed barrier has to meet AS 3660.1. The durable notice and certificate then need to be on file before occupation is granted.

Termite barriers in Bardwell Park

Why Bardwell Park builds need the barrier in before the pour

Bardwell Park is a leafy, mostly residential suburb in Bayside Council, about 11 km south-west of the Sydney CBD in postcode 2207, named after the early settler Thomas Hill Bardwell. Its streets largely filled with houses after the railway station opened in 1931, and a small shopping centre on Hartill-Law Avenue and Slade Road still sits beside the station on the T8 Airport and South Line. Building work today is mostly knockdown rebuilds and renovations of that original 1930s housing stock, along with granny flats added on larger blocks, and every one of those projects pours new concrete that has to meet the same termite management requirement as a house anywhere else in Sydney.

What sets Bardwell Park apart is the Wolli Creek Valley, described as the only substantial bushland left in inner south-west Sydney, with sandstone escarpments, heathland and woodland running along the creek. The M5 was built as a tunnel under the valley specifically to protect it, which says something about how intact that bushland has stayed. For residents that is a real asset, but it also means termites, funnel-web spiders, ticks and possums live closer to backyards than in suburbs without a bush edge, and a rebuild on a block backing onto the valley needs a barrier detailed for that pressure rather than a token strip along the visible edge.

Local conditions

What makes Bardwell Park blocks a termite risk

The Wolli Creek Valley shapes almost every risk factor we weigh up on a Bardwell Park build.

Wolli Creek Valley bushland

Sandstone escarpments, heathland and woodland run along the valley right at the edge of the suburb, and that bushland is described as the last substantial stretch left in inner south-west Sydney. Subterranean termites forage from it through the soil, so blocks backing onto the valley need a full, continuous perimeter, not a partial one.

1930s housing stock

Most of Bardwell Park's homes date from soon after the 1931 station opening, and a knockdown rebuild on one of those blocks often follows decades of garden beds, old timber fencing and established planting. That material has to be accounted for in soil preparation, not just covered over by the new slab.

Golf course and creek-side turf

Bardwell Valley Golf Course sits close by along the creek, and irrigated fairways next to bushland keep the ground around nearby homes consistently damp. That moisture, combined with the bush edge, is exactly the combination that makes a properly detailed barrier worth getting right the first time.

What we install here

Building in Bardwell Park

Bardwell Park work is mostly knockdown rebuilds and renovations of 1930s-era houses, plus granny flats on the larger blocks further from the station. Waffle pod and raft slabs are standard, with piers and suspended sections on the rarer block that steps down towards the valley. We fit collars to every penetration, run the perimeter to the actual footing rather than a generic line, and pay particular attention to any retaining wall or fence junction on blocks that back onto the Wolli Creek bushland. We work to the builder's program, fitting our visit in once the plumbing rough-in is done and before the pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Bardwell Park

Wolli Creek Regional Park sits right at the edge of the suburb, and its sandstone escarpments and woodland are the biggest single influence on how we detail a barrier here. Bardwell Valley Golf Course follows the creek nearby, its irrigated turf adding to the moisture already coming off the bushland. Charles Daly Reserve, closer to the suburb centre, adds more established trees and leaf litter near houses, a reminder that even blocks away from the valley edge still sit close to shaded, damp ground.

Bardwell Park is certified through Bayside Council, and sign-off depends on two documents reaching the certifier: a durable notice mounted inside the meter box, and an installation certificate recording the products, the areas treated and who carried out the work. We supply both the moment our stage of the work is finished, so a Bardwell Park rebuild or granny flat is never left waiting on us before sign-off.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Bardwell Park questions

Answered

+61 450 515 215
Does a Bardwell Park rebuild backing onto Wolli Creek need extra protection?

Blocks that back onto the valley face steadier termite pressure than blocks closer to the shopping centre, because the bushland supports an established, ongoing population. We still install a compliant system on every Bardwell Park job, but on those bush-edge blocks we run a full, continuous perimeter and pay closer attention to retaining walls, fences and any step in the slab where the ground falls away.

When should I book the barrier for a Bardwell Park knockdown rebuild?

As soon as you have a firm demolition and pour date. Collars need to go in once the plumber has set out the services and before the concreter arrives, so we plan our visit around your builder's program. On blocks with old garden beds or timber close to the soil, telling us early also lets us plan the ground preparation properly before the slab goes in.

Can a termite barrier stop funnel-web spiders and possums too?

No, a termite barrier is built and installed to manage termite entry under AS 3660.1, and it is not designed to control spiders, ticks or possums, which need their own separate approach. What it does do is close the concealed entry points termites would otherwise use, which is the specific risk we are addressing on a Bardwell Park build near the valley.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
