Quick answer

Yes, a new home or unit development in Caringbah needs a termite management system, since Sutherland Shire treats the whole suburb as termite-prone and the NCC makes no distinction between houses, units and commercial premises. Installation follows the AS 3660.1 standard, with every collar going in before the pour. A durable notice and installation certificate both need to be lodged before Sutherland Shire will grant occupation.

Termite barriers in Caringbah

Why Caringbah builds need the barrier in before the pour

Caringbah is a busy suburb in postcode 2229, about 21.2 km south of the Sydney CBD in the Sutherland Shire council area. It was farmland until after the Second World War, then grew into streets of houses, with unit blocks later added near the station. Today its commercial centre runs along President Avenue and The Kingsway, bulky goods and trade retailers line Taren Point Road, and The Sutherland Hospital and Kareena Private Hospital are both in the suburb, with Caringbah station on the Cronulla line. New building work ranges from unit developments near the station to knockdown rebuilds on the older post-war residential streets.

That combination of homes, apartments, food outlets and medical and trade premises gives Caringbah a genuinely varied set of conditions for a new termite barrier to work within. Unit blocks share bin rooms and cavities where cockroaches can spread between properties, and shops and takeaway outlets create food waste that feeds rats in the surrounding streets. Post-war houses being knocked down and rebuilt often have timber sub-floors worth checking closely, since termites can already be active in ground that has supported a house for seventy years or more. Whatever the project, the barrier plan needs to reflect which of these conditions the specific site sits closest to.

Local conditions

What makes Caringbah blocks a termite risk

Three things change how we plan a termite barrier in Caringbah, depending on what kind of build and location it is.

Unit blocks sharing bin rooms

Apartment buildings near the station share bin rooms, service cavities and common walls where cockroaches move easily between units. New unit developments need collars mapped across a bigger, more complex footprint than a single house, with attention to shared service risers.

Food waste along the retail strip

President Avenue, The Kingsway and the trade retailers on Taren Point Road all generate food waste that keeps rats active in the surrounding streets. A new home going up close to this strip is better served by a barrier plan that treats that pressure as a given from day one, rather than something to react to later.

Old timber sub-floors on post-war blocks

Post-war houses being replaced often have timber sub-floors that have supported termite activity for decades without being noticed. A knockdown rebuild is the chance to treat that soil properly and put in a fresh, fully compliant system rather than build over what was already there.

What we install here

Building in Caringbah

We install termite management systems on Caringbah unit developments near the station, knockdown rebuilds on the older post-war streets, and documented pest programs for trade and medical premises where that is required. A unit development spreads far more plumbing and services connections across one slab than a house does, so multi-dwelling jobs get mapped out property by property. Either way, every penetration gets a collar fitted before the pour, and we provide one written quote covering the whole job from the plans.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Caringbah

Caringbah Shopping Village, about 0.4 km away, and Caringbah station, also around 0.4 km off, both see rodents and cockroaches build up around retail and food waste before spreading into nearby homes. Breen Park, roughly 0.2 km away, and Yowie Bay Old Baths Reserve, about 1.1 km off, add green space where ants and spiders are common. In older Caringbah houses being rebuilt, the sub-floor and roof void are usually where we find the real issue, and Woolooware Golf Course rounds out the suburb's mix of green and commercial space.

Sutherland Shire certifies building work across Caringbah. It requires two documents before it will grant an Occupation Certificate: a durable notice displayed permanently in the meter box, and a certificate detailing the products used, the areas covered and our licence. On unit developments we prepare this paperwork per building, while a single knockdown rebuild receives one complete package as soon as the barrier work is finished.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a new unit block near Caringbah station need a bigger termite system than a house?

It needs the same AS 3660.1 system as a house, but not the same scale of job. A unit block near the station spreads plumbing and services connections across a much larger slab, so pricing and scheduling reflect that rather than the underlying standard changing. We quote directly from the plans so collar counts and staging are worked out before anything starts.

Our post-war Caringbah house is being knocked down. Should we expect existing termite activity?

It happens fairly often, since many older houses in the suburb have timber sub-floors that have supported activity for decades without being caught. Our quoting process includes checking for those signs before demolition starts, so a builder is never caught out partway through with an undocumented problem to solve on the fly.

Do trade and medical premises near Caringbah need different pest management to houses?

Businesses like those along Taren Point Road or near the hospitals often need documented pest management for audits or lease conditions, which is a different service to a one-off termite barrier at construction. Where a property includes both, we can align the termite certification for a new build with an ongoing scheduled program for the business side.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
