Quick answer

New dwellings in the Sutherland Shire need a termite management system under the NCC, installed to AS 3660.1. Collars and under-slab protection go in before the pour and the perimeter is completed as walls rise. Sutherland Shire certifiers require the installation certificate and durable notice before the Occupation Certificate.

Barriers across the Sutherland Shire

Bush-edge and waterfront building across the Shire

The Sutherland Shire covers 31 suburbs on this site, from the beachside streets of Cronulla and the family blocks of Caringbah, Miranda and Sylvania through to the sandstone country around Woronora, Engadine and Menai. Almost all of the building work here is replacement housing: knockdowns on established blocks, rear secondary dwellings, duplex pairs and substantial waterfront rebuilds. Apartment and townhouse slabs appear around the larger centres and the redeveloped sites near the rail line.

Two conditions define Shire barrier work. The first is bushland, with the Royal National Park on the southern boundary and reserve country threaded through nearly every suburb, holding mature timber that supports established colonies right up to the back fences. The second is water: tidal rivers, estuary frontage and the moisture that comes with them keep soil damp against a slab edge. Both push the same answer, a continuous perimeter and properly sealed penetrations, installed before the concrete arrives.

Local conditions

What Shire blocks throw at a barrier

Three conditions shape how we install across the Sutherland Shire.

National park and reserve edges

Royal National Park runs along the southern boundary and reserve pockets sit inside most suburbs. Established bush that close means perimeters are run continuously and step-downs are detailed rather than improvised.

Sandstone benching

Shire blocks fall away towards rivers and gullies, so pads are cut into sandstone with retaining and step-downs. Those junctions are where barriers are most often compromised.

Estuary and river dampness

Port Hacking, the Woronora and the Georges River keep soil moist near the building line, and damp ground against a warm slab is exactly what foraging colonies look for.

What we install here

Building across the Sutherland Shire

Shire work is mainly replacement houses, rear granny flats, duplexes and waterfront rebuilds, with some apartment and townhouse slabs near the centres. We collar every service, install the under-slab component or treated zone specified, and complete perimeter and cavity protection as the structure rises, including piers and suspended floors where the ground falls. On steep or water-access blocks we agree the access plan with the builder before attending, and price every stage up front.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Councils & certifiers

Getting signed off in the Sutherland Shire

Sutherland Shire Council certifies building work across the district. Before an Occupation Certificate is issued, your certifier looks for a certificate naming the products used, the areas protected and the installing technician, plus a durable notice fixed permanently in the meter box recording the system, when it went in and how often the building should be inspected. We supply both with product information and maintenance advice for the owner.

Our Shire run covers Cronulla and the peninsula suburbs, the Caringbah and Miranda family belt, the bush-edge streets at Engadine, Menai and Bangor, and the river valleys around Woronora and Como. Blocks fronting national park, reserve or water get the fullest perimeter treatment, while sites near the rail centres are more often multi-dwelling work driven by penetration counts and staging.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Sutherland Shire questions

Answered

Can't see your question? Call and talk it through with a licensed technician.

+61 450 515 215
Does backing onto bushland change the system in the Shire?

It changes the detailing more than the choice of system. Bush and reserve country holds mature timber that supports established colonies, so those blocks get a continuous perimeter, careful treatment at every step-down, and often a reticulation line where paving or landscaping will later cover the treated zone and make top-ups difficult.

Can you install on a steep or water-access Shire block?

Yes, with the access planned in advance. Some blocks around the Woronora River and the Port Hacking foreshore are reached by track or boat, and steep sites limit what machinery can reach the pad. The system and the documentation are the same as anywhere else; only the staging and the method of getting materials there change.

We are adding a granny flat behind an existing Shire home. Is it covered?

A secondary dwelling is its own structure with its own slab, services and edge, so it needs its own compliant system and its own certificate and durable notice. Where the main house already carries protection we connect the new work to it if the detailing allows, but the paperwork covers the new dwelling.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
