Quick answer

Yes, a new home, unit block or rebuild in Blacktown needs a termite management system under the NCC, since the whole City of Blacktown area is termite-prone. Collars and under-slab work are fitted before the pour, built to AS 3660.1, and your certifier is given the notice for the meter box plus the installation paperwork ahead of the Occupation Certificate.

Termite barriers in Blacktown

Why Blacktown builds need the barrier in before the pour

Blacktown is the commercial hub of the City of Blacktown, built up around the railway station that opened in the 1860s, with the surrounding suburb mostly dating from the 1950s and 1960s. That mix gives us two different kinds of build work: knockdown rebuilds and granny flats on older residential streets towards Lalor Park, Marayong and Kings Park, and unit or townhouse slabs closer to the centre near Westpoint and the station. The City of Blacktown certifies both, and each needs a termite management system installed before the Occupation Certificate is signed off.

Housing built through the post-war decades sits on soil that has carried fences, sheds and garden beds for sixty years or more, so a rebuild on one of those blocks is rarely starting with clean ground. Closer to the centre, multi-dwelling sites bring a different challenge: dozens of pipe and conduit penetrations through a single slab, each one needing a properly sealed collar. Blacktown also runs hotter through summer than the coastal suburbs, and warmer soil keeps termite colonies more active for more of the year, which makes getting the barrier right before the pour even more important here.

Local conditions

What makes Blacktown blocks a termite risk

Three things drive termite pressure on a Blacktown build, and each one changes how we detail the barrier.

Decades-old residential streets

Housing built through the 1950s and 1960s around Lalor Park, Marayong and Kings Park sits on soil that has never had a termite barrier, so rebuild sites in these streets often carry established colony activity that needs treating before the new slab goes down.

Multi-dwelling sites near the centre

Unit and townhouse slabs closer to Westpoint and the station can carry a high number of pipe and conduit penetrations through one pour, and collar counts on jobs like that drive both the price and the scheduling.

Warmer inland summers

Blacktown runs hotter than the coastal suburbs through summer, and warmer soil keeps subterranean termites foraging for longer through the year, so ongoing inspections matter as much here as getting the barrier itself right at the start.

What we install here

Building in Blacktown

Blacktown work spans knockdown rebuilds and granny flats on older residential blocks through to unit and townhouse slabs closer to the centre. Every conduit and pipe penetration is sealed off with a collar before the pour, whether that means a handful on a house block or dozens on a multi-dwelling slab, before the perimeter and any chemical treatment go in as walls rise. Your plans get one fixed quote covering every stage, timed to your builder's program.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Blacktown

Rebuild work towards Lalor Park, Marayong, Kings Park and Woodcroft sits on older residential streets where the soil has carried decades of garden beds and fences. Closer to Westpoint Shopping Centre, Blacktown station and Francis Park, sites are tighter and more often multi-dwelling, where collar counts and staged access around a busy centre drive the schedule rather than the soil conditions alone.

The City of Blacktown is also the certifying authority for Blacktown builds. Before signing off the Occupation Certificate, the certifier wants a notice placed in the meter box and an installation certificate stating the products, areas protected and licensed installer. We hand over both documents together with product data sheets and maintenance advice, so nothing is missing from your paperwork.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do unit developments near Westpoint need a different termite system to a house?

The standard is the same under AS 3660.1, but a multi-dwelling slab near the centre usually has far more pipe and conduit penetrations than a single house, so collar counts and the time needed on site are higher. We price that from the plans rather than assuming a house-sized job.

Does Blacktown's warmer climate change how often I need inspections?

The barrier itself is installed to the same standard regardless of climate, but warmer inland soil keeps termites foraging for more of the year than in cooler coastal suburbs. We recommend inspections at least every 12 months, and more often is worth considering for Blacktown properties given the longer active season.

Can you install a barrier for a rebuild in the older streets around Lalor Park?

Yes, rebuilds on 1950s and 1960s blocks are common work for us. We check the soil for old fence lines, stumps and garden timber before quoting, since housing from that era rarely had any termite protection, and detail the collars, membrane and perimeter to suit what the demolition has left behind.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
