Quick answer

Heritage listing does not change the answer for Ashbury: a rebuild or new structure still needs a compliant termite system before the certifier will release an Occupation Certificate. The NCC ties that to AS 3660.1, installed before the slab closes, regardless of the conservation area. Once the work is done we prepare the paperwork, meter-box notice included, for whichever of the two councils is handling your file.

Termite barriers in Ashbury

Why Ashbury builds need the barrier in before the pour

Ashbury is a quiet residential suburb about 8.9 km south-west of the Sydney CBD, in postcode 2193, split between the City of Canterbury-Bankstown and Inner West Council. Almost the whole suburb is a heritage conservation area, made up mainly of Federation and Californian bungalow houses built between about 1900 and 1940, with leadlight windows, terracotta tile roofs and decorative timber. Peace Park sits on the high ground, and the southern edge of the suburb runs down toward the Cooks River, with rebuild and renovation work on the older bungalow stock making up most of the new construction here.

Those detached houses on garden blocks are what shape termite risk in Ashbury. Bungalows commonly have raised timber floors over a sub-floor, timber verandahs and front fences, and gardens that have grown for decades, all of which suit subterranean termites working quietly toward the house. Because heritage controls encourage owners to keep original timber, a rebuild or extension here often has to protect both a new slab and the sub-floor void of a retained section, and getting the barrier right before the new concrete closes up matters more than it would on a standard suburban block.

Local conditions

What makes Ashbury blocks a termite risk

Three things matter most for a compliant barrier on an Ashbury heritage block.

Heritage bungalow rebuilds

Federation and Californian bungalows built between 1900 and 1940 dominate the suburb, and rebuild or extension work on them has to detail a new slab against original raised timber floors and sub-floor voids that heritage controls often require owners to retain.

Decades-old garden blocks

Bungalow gardens in Ashbury have had many decades to establish, and timber verandahs, front fences and mature planting close to the house all offer a hidden path right up to the frame. Any new slab has to be treated with that established landscaping in mind, not just the bare footprint.

Sloping ground toward the Cooks River

The suburb's southern edge falls away toward the Cooks River, and any new slab or extension on that lower ground needs the perimeter detailed carefully at each step-down, the same as on any other sloping site nearby.

What we install here

Building in Ashbury

We work on Ashbury bungalow rebuilds, rear extensions and the occasional new secondary dwelling, almost all of it inside the heritage conservation area. Waffle pod and raft slabs are common for new sections, while retained sub-floor voids on original bungalows need their own inspection and treatment alongside the new work. Pricing is quoted once from the plans, and we schedule around the plumber's rough-in so a heritage-sensitive build is never left waiting on the barrier.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Ashbury

Jobs near Peace Park, on the suburb's higher ground, are mostly bungalow rebuilds and extensions where retained timber and established gardens are the main things we check. Closer to the Cooks River on the southern edge, sloping blocks add step-downs that need careful perimeter detailing. James Foster Reserve and Graham Reserve sit within the suburb too, and older garden beds near either one are worth checking on any block backing onto them.

Ashbury straddles the City of Canterbury-Bankstown and Inner West Council depending on which side of the suburb a block sits, and both expect the same two things before signing an Occupation Certificate: permanent signage inside the meter box, and paperwork recording the products, protected areas and installer's licence. On heritage properties we also note how the new work relates to any retained original structure.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does heritage listing in Ashbury change the termite barrier requirement?

No, the NCC termite management requirement applies regardless of heritage status, though a heritage conservation area can affect how a rebuild or extension is designed around retained original timber. We work with your builder to detail the barrier so it protects both the new slab and any sub-floor void that heritage controls require you to keep.

What do you check on a bungalow sub-floor before an Ashbury extension?

We inspect the raised timber floor, sub-floor ventilation and any timber verandah or fence close to the house for existing termite activity or damage, since a new extension's slab has to tie into that structure without leaving a gap. Decades-old garden beds against the original footings are a common area of concern.

Do sloping blocks toward the Cooks River need extra barrier detailing?

Yes, any step-down or change in slab level toward the lower, southern part of the suburb needs the perimeter detailed carefully at each junction, the same as on any sloping site elsewhere. We work from the engineering plans to make sure those transitions are covered before installation starts on site.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
