Quick answer

Yes. Queenscliff sits squeezed between a lagoon and the ocean, so a new home or rebuild needs an NCC termite management system installed to AS 3660.1. Collars and under-slab work go in before the concrete pour. The durable notice for the meter box and an installation certificate for Northern Beaches Council are both needed before the Occupation Certificate is issued.

Termite barriers in Queenscliff

Why Queenscliff builds need the barrier in before the pour

Queenscliff sits on the headland at the northern end of Manly Beach, about 11.9 km north-east of the CBD in postcode 2096 and Northern Beaches Council. Manly Lagoon, once called Curl Curl Lagoon, reaches the ocean at the suburb's southern edge. Named in honour of Queen Victoria, the headland was a popular holiday spot in the early 1900s, dotted with holiday shacks, and it later became known for big-wave surfing on the offshore bombora. Our work here is mostly rebuilds and renovations on the compact residential blocks squeezed between beach, lagoon and headland.

Each of those three edges affects what a Queenscliff barrier needs to deal with. The lagoon mouth and surrounding parkland hold still water and damp ground, which suits subterranean termites moving through moist soil toward a nearby slab. Sea spray drifts straight onto houses on the headland slope, keeping sub-floors and storage areas humid year-round. Older homes that grew out of the holiday shack era often carry timber additions added over decades, and those additions need the same careful termite check as the original structure, not an assumption that they were ever properly protected.

Local conditions

What makes Queenscliff blocks a termite risk

Three things shape termite risk in Queenscliff, tied to its position between the lagoon and the ocean.

Manly Lagoon mouth

Still water and damp ground around the lagoon mouth and surrounding parkland keep nearby soil moist for longer than blocks further from the water. That moisture makes it easier for subterranean termites to move toward a slab, so drainage and the slab edge get extra attention on properties near the lagoon.

Sea spray on the headland slope

Houses on the ocean-facing slope take salt spray directly, keeping sub-floors and storage cupboards humid year-round. That consistent dampness is exactly the condition subterranean termites look for, so we check ground-contact timber closely on these exposed blocks.

Holiday shack era additions

Many Queenscliff homes grew out of early-1900s holiday shacks, with timber additions added over the decades since. Each addition needs its own termite check rather than an assumption that earlier work was ever protected to a modern standard.

What we install here

Building in Queenscliff

We work on Queenscliff rebuilds and renovations on the suburb's compact residential blocks, from the lagoon-side streets to the ocean-facing slope near the headland. Suspended floors and piers are common on blocks with more challenging fall toward the water, alongside waffle pod slabs on the more level pads. You get one fixed written quote from the plans covering every stage, and we attend around your builder's program so the barrier never holds up the pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Queenscliff

Most of our Queenscliff work sits near Crown Road Reserve and Pavilion Reserve, where bushland and garden beds shelter established activity close to homes, and along the ocean side near Freshwater Beach, where sea spray keeps sub-floors and storage areas damp. Properties closest to the Manly Lagoon mouth get the closest attention to drainage and the slab edge. We check each of these conditions individually rather than applying one standard approach suburb-wide.

Northern Beaches Council needs a durable notice for the meter box and a certificate from the installer, covering the products, the coverage and the licence, before it will grant an Occupation Certificate for a Queenscliff rebuild. We have both ready the moment our stage of the work is done, whichever edge of the headland the property sits on.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Queenscliff questions

Answered

Still unsure? Call and talk it through with a licensed technician.

+61 450 515 215
Does being near Manly Lagoon change how the Queenscliff barrier is installed?

It changes how carefully we detail drainage and the slab edge. Still water and damp ground around the lagoon mouth keep nearby soil moist for longer than blocks further away, and that moisture makes it easier for subterranean termites to move toward a new slab. We check the drainage falls on site before finalising the plan for any nearby build.

Does sea spray on the headland slope affect termite risk in Queenscliff?

Yes. Houses facing the ocean take salt spray directly, which keeps sub-floors and storage areas humid year-round. That consistent dampness is exactly what draws subterranean termites, so we check ground-contact timber closely on these exposed blocks. We treat this timber the same way we would treat a foreshore property elsewhere on the Northern Beaches, checking it closely before recommending any specific product.

Do timber additions on an older Queenscliff home need their own termite check?

Yes. Many homes here grew out of early holiday shacks with additions built on over the decades, and each of those additions needs its own check rather than an assumption that earlier work was properly protected. We look at the whole structure, not just the original footprint, before detailing a rebuild's barrier.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
