Pre-Construction Termite Barriers Beacon Hill

Beacon Hill's mid-century homes sit high above the coast near Garigal National Park, postcode 2100, and a rebuild here needs its termite barrier fitted before the pour, not patched in after the roof goes on.

Quick answer

Yes. Beacon Hill sits within Northern Beaches Council's area, where termite activity is common, so a new home or knockdown rebuild needs a compliant termite management system, and blocks near Garigal National Park face steadier pressure than most. Collars go on before the concreter arrives, satisfying AS 3660.1, with the notice and certificate ready before occupation is signed off.

Termite barriers in Beacon Hill

Why Beacon Hill builds need the barrier in before the pour

Beacon Hill is a hilltop suburb in Northern Beaches Council, about 14 km north of the Sydney CBD in postcode 2100, with Governor Phillip Lookout at around 152 metres giving views west to the Blue Mountains and north to the Central Coast. Most houses were built in the post-war boom years through the 1950s and 1960s, and Warringah Road runs along the suburb's southern side. With that housing stock now decades old, the building work we see is mostly knockdown rebuilds and substantial renovations rather than new estate housing, and every rebuilt slab or extension footing carries the same termite management obligation as a brand new house.

Garigal National Park borders Beacon Hill to the north, near Red Hill, and a hilltop suburb sitting next to a national park has a fairly predictable set of ground conditions. Houses of that 1950s and 1960s vintage often have timber floors, original eaves and roof spaces that have been open to termites, rats and possums for decades, and bushland to the north keeps termites, funnel-web spiders and ticks within easy reach of gardens on the suburb's northern streets. Being high and exposed, Beacon Hill also catches wind-driven rain that works its way into roofs and sub-floors, so a new barrier here has to account for that exposure as much as the bush edge itself.

Local conditions

What makes Beacon Hill blocks a termite risk

Three things push termite risk up on a Beacon Hill rebuild.

Garigal National Park to the north

Bushland bordering the suburb near Red Hill supports established termite colonies, funnel-web spiders and ticks that move towards gardens on Beacon Hill's northern streets. A rebuild on that side of the suburb needs a full, continuous perimeter rather than a partial strip along the visible boundary.

Decades-old post-war housing

Most Beacon Hill homes date from the 1950s and 1960s boom, with timber floors, original eaves and roof spaces that have had decades of exposure to termites and other pests. A knockdown rebuild replaces that ageing structure entirely, but the ground it sits on often still carries old garden material and timber.

Exposed hilltop, wind-driven rain

Sitting high on the ridge near Governor Phillip Lookout means Beacon Hill catches more wind-driven rain than a sheltered valley suburb, and that rain finds its way into roofs and sub-floors over time. Keeping the barrier working properly means paying attention to drainage and ventilation, not just the termite entry points themselves.

What we install here

Building in Beacon Hill

Most Beacon Hill work is knockdown rebuilds and substantial renovations of 1950s and 1960s houses, with granny flats added where a block is large enough. Waffle pod and raft slabs are standard, and we fit collars to every pipe and conduit penetration before the pour, running the perimeter to the block's actual boundary. On blocks nearer Garigal National Park we pay particular attention to any retaining wall or fence line the barrier has to follow. We work to the builder's program, slotting our visit in after the plumbing rough-in and before the pour so the schedule is never held up.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Beacon Hill

Tristram Road Reserve sits close to the suburb, its fallen leaves and ground cover a reminder of how much shaded, damp ground is tucked into Beacon Hill's residential streets. Brooker Reserve, a pocket of bushland a little further out, is where termites and funnel-web spiders are common and can cross into neighbouring yards, particularly on the suburb's northern side near the national park. Westfield Warringah Mall lies at the edge of the suburb's influence, far enough that it matters less to a barrier than the bushland does.

Beacon Hill is certified through Northern Beaches Council, and the paperwork does not change from job to job: a durable notice sitting inside the meter box, and an installation certificate naming the products, the areas covered and the licensed installer, both required before occupation. We have them ready the moment our stage of the job wraps up, so a Beacon Hill rebuild or extension is never stuck waiting on us before final inspection.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

After handover

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a rebuild near Garigal National Park need extra termite protection?

Blocks bordering the park near Red Hill face steadier termite pressure than blocks further south towards Warringah Road, because the bushland supports an established population that forages through the soil. We still install a compliant system on every Beacon Hill job, but on park-edge blocks we run a fuller perimeter and pay closer attention to any retaining wall or fence line nearby.

My 1960s Beacon Hill house never had a termite barrier. Does the rebuild need one now?

Yes. Whatever protection, if any, the original 1950s or 1960s house had, a knockdown rebuild is treated as a new building under the National Construction Code and needs its own compliant termite management system. That means collars on every penetration and a barrier installed to AS 3660.1, with the durable notice and certificate ready for Northern Beaches Council's certifier.

Does Beacon Hill's exposed position affect how the barrier is installed?

It affects how carefully we detail drainage and ventilation rather than which standard applies. Wind-driven rain on this exposed hilltop can work its way into roofs and sub-floors over time, so we check weep holes and sub-floor airflow closely, making sure the barrier is not left fighting damp conditions that a well-drained site would not have.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
