Quick answer

A new or rebuilt home in Bundeena needs a termite management system, since the village sits hard against Royal National Park in a termite-prone area and the NCC does not make an exception for its remote setting. Installation follows AS 3660.1, with collars fitted before the pour. The durable notice for the meter box and the installation certificate both have to reach Sutherland Shire before the Occupation Certificate is granted.

Termite barriers in Bundeena

Why Bundeena builds need the barrier in before the pour

Bundeena is a small beachside village in postcode 2230, about 24.5 km south of the Sydney CBD and part of the Sutherland Shire. It sits on the southern side of Port Hacking, opposite Cronulla and Burraneer, and is surrounded on its land side by Royal National Park, with many residents commuting by ferry across to Cronulla while the only road in winds through the park itself. Housing ranges from older beach cottages to newer rebuilt homes, spread among Jibbon, Gunyah, Horderns and Bonnie Vale beaches. Because there is so little vacant land, most current building work is a rebuild or renovation of an existing cottage rather than a first-time build on bare ground.

Few Sydney suburbs have bush and water pressing in from every side quite like Bundeena, and that shapes what a barrier has to deal with. Homes back onto national park bushland that can carry termites and funnel-web spiders, and possums regularly move into roof spaces from the same tree cover. Salt-laden air off the beaches keeps sub-floors and wall cavities damp, which suits cockroaches and silverfish and can speed up decay in older timber. Holiday homes that sit empty for weeks between visits let any of this build up unnoticed, so a compliant barrier fitted properly at construction matters more here than in a suburb where problems get spotted early.

Local conditions

What makes Bundeena blocks a termite risk

Three things push pest and termite pressure up in Bundeena, and each one shapes how a barrier is built.

National park bushland on every side

Royal National Park wraps around Bundeena's land side, and bushland this close means termites and funnel-web spiders rarely have far to travel to reach a house. Perimeter coverage on a Bundeena rebuild has to treat the boundary with the park as seriously as the slab edge itself.

Salt air and damp timber

Sea breezes off Horderns, Gunyah and Jibbon beaches keep sub-floors and wall cavities damp for much of the year, which suits cockroaches and silverfish and speeds up decay in older timber floors close to the ground. Beach cottages built low need extra attention to sub-floor ventilation as part of the barrier plan.

Holiday homes left empty

Bundeena has a share of holiday homes that sit unoccupied for weeks between visits, giving termites and other pests time to establish before anyone notices. A properly installed and certified barrier at construction, backed by regular inspections, is the main defence when a property is not being watched day to day.

What we install here

Building in Bundeena

We install termite management systems on new homes, rebuilds and renovations across Bundeena, timing site visits around the single road through Royal National Park so a trip lines up with your builder's schedule rather than running as a separate call-out. Waffle pod slabs and suspended timber floors both appear here, and every pipe and services penetration is fitted with a collar ahead of the pour or floor sheeting going down. Because so many Bundeena properties are beach cottages close to the ground, we pay particular attention to sub-floor access and ventilation when planning the system.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Bundeena

Bundeena Reserve sits only about 0.1 km from the village centre, and Berenice Forster Park adds more lawn and leaf litter right beside homes, so bushland pests have almost no distance to cover. Horderns Beach, about 0.3 km away, brings the salt air and sea breeze that keeps sub-floors damp on the beach cottages nearest the water. Jibbon, Gunyah and Bonnie Vale beaches round out the setting that shapes every barrier we install here.

Sutherland Shire is the certifying authority for Bundeena, and it will not sign off the Occupation Certificate until two things are on file: proof of what was installed, in the form of a certificate naming the products and the areas treated, and a durable notice screwed into the meter box for future reference. Because so many Bundeena properties are holiday homes, we send both documents straight to the owner, not just whoever managed the build, along with maintenance advice for the system.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a Bundeena rebuild need a full termite barrier even though it backs onto the national park?

Yes, and if anything a boundary with Royal National Park is a reason to be more thorough rather than less. The NCC requirement for a termite management system applies to the whole suburb, and bushland this close means termites have a shorter distance to travel to reach a new slab, so the perimeter needs to be complete rather than partial.

We only visit our Bundeena property on weekends. Does that change what we need?

It changes how important the barrier and later inspections are, since a holiday home left empty for stretches gives pests time to establish before anyone notices. A properly installed and certified system at construction is the starting point, and we recommend keeping to at least 12-monthly inspections so any activity is caught early rather than discovered after months away.

Can you work around the ferry and the road through the park for site visits?

Yes, we plan Bundeena visits around the road through Royal National Park and your builder's stage dates, so the barrier work happens in step with the plumber and concreter rather than as an extra trip. Tell us your rough pour date early and we will lock in a time that suits the access into the village.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
