North Manly is a small residential suburb about 11.8 km north-east of the CBD, in postcode 2100 and Northern Beaches Council. A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls

  • Book a timber pest inspection at least every 12 months

Does North Manly's flat, low ground change how the barrier is installed?

It changes how much attention drainage gets. Low, slow-draining ground near Manly Creek and the golf course stays damp for longer than a sloped block, and that moisture gives subterranean termites easier movement toward a slab, so we detail the drainage falls, weep holes and slab edge more carefully on these blocks.

Do townhouse and infill sites near Warringah Mall need a different approach?

The system itself is the same NCC-compliant barrier, but the scheduling is different. Multi-dwelling slabs near the main roads have more penetrations to collar in one visit, so we plan our attendance around the plumber and concreter's program for the whole site rather than a single house. We confirm collar counts from the plans before quoting so there are no surprises on site.

When should we book the barrier for a North Manly rebuild?

As soon as you have a rough slab date. Collars and any under-slab system need to go in after the plumber's rough-in and before the pour, so we lock our visit into that window. On low-lying blocks, tell us early if there is a known drainage issue so we can plan for it rather than react to it.

Does a new home need a termite barrier in NSW?
