Quick answer

Yes, a new home in Glenmore Park needs a termite management system under the NCC, because the suburb sits in a termite-prone part of the City of Penrith. It is installed to AS 3660.1, with collars and under-slab work going in before the concrete pour. The durable notice and installation certificate then go to your certifier for the Occupation Certificate.

Termite barriers in Glenmore Park

Why Glenmore Park builds need the barrier in before the pour

Glenmore Park sits in the south ward of the City of Penrith, on land that was part of Sir John Jamison's Regentville estate until subdivision began in the 1970s. Most of the suburb is detached family housing, and building work today is mainly knockdown rebuilds on those established blocks, along with granny flats and the occasional infill duplex near the schools and sports grounds at Ched Towns Reserve. Every one of those projects needs a compliant termite management system before the certifier will sign off, and the cheapest time to fit it is while the slab is still open.

What makes Glenmore Park different is how much water threads through it. Surveyors Creek runs across the suburb, Glenmore Loch and smaller lakes sit among the streets, and the Blue Hills Wetland keeps damp ground and mature trees close to nearby yards. Subterranean termites forage from wet soil like that in search of an easy way up, whether it is a service penetration, a slab edge, or a garden bed built up against the wall. A barrier fitted correctly before the pour closes those routes; one added afterwards as an afterthought rarely does.

Local conditions

What makes Glenmore Park blocks a termite risk

Three local conditions shape how we detail a Glenmore Park barrier, and each one gets its own attention on the plans.

Creek and wetland proximity

Surveyors Creek, Glenmore Loch and the Blue Hills Wetland keep the water table close to the surface across parts of the suburb. Damp soil suits foraging termites, so slab edges and any step-downs near the water get a full perimeter rather than a partial run.

Knockdown rebuilds on old ground

Rebuilds here replace houses that sat on established gardens for decades, often with old stumps, retaining timber and buried offcuts still in the soil. That material can feed a colony long before the new slab goes down, so soil and under-slab treatment matter as much as the edge detail.

Floodplain fill and sheds

Blocks on the Nepean floodplain are often built up with fill, and sheds and water tanks sit close to the house on many properties. Every fill line and outbuilding junction is a place a barrier can be bridged if it isn't planned for at the start.

What we install here

Building in Glenmore Park

We work on new houses, knockdown rebuilds, granny flats and the occasional duplex across Glenmore Park, mostly on waffle pod and raft slabs with the odd suspended floor where a block sits low near the creek. Our visit is timed around your plumber's rough-in and the concreter's pour date, so collars go on every penetration and the perimeter or under-slab system goes in without holding up the build. You get one fixed quote from the plans, covering every stage through to the final certificate.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Glenmore Park

Most of our Glenmore Park work sits close to Glenmore Loch and the lakes that break up the estate streets, out towards the Blue Hills Wetland and Surveyors Creek. Blocks nearer the water and the Mulgoa Nature Reserve bushland edge get closer attention to perimeter detailing, while rebuilds around the town centre and the Ched Towns Reserve sporting precinct are usually more standard slab jobs with a straightforward collar count.

The City of Penrith certifies building work in Glenmore Park. Two things have to land on their desk before an Occupation Certificate can be issued: a durable notice screwed inside the meter box that records what system went in, and an installation certificate spelling out the products, the areas covered and who did the work. We leave both with you the day the job finishes, along with product data sheets and advice on keeping the barrier maintained.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Glenmore Park questions

Answered

Still unsure? Call and talk it through with a licensed technician.

+61 450 515 215
When do you install the barrier on a Glenmore Park rebuild?

Once the plumber has finished the rough-in and before the slab is poured, since that is the window for collars and any under-slab membrane to go in properly. Tell us your builder's expected pour date early and we will fit a visit around their program rather than the other way round, so the slab is never held up waiting on us.

Does a block near Surveyors Creek or Glenmore Loch need extra protection?

Blocks close to the creek, the loch or the Blue Hills Wetland tend to have damper soil, which increases termite pressure, so we usually recommend a full physical perimeter rather than a partial one. We also pay close attention to any fill lines or step-downs, since those are common places for a barrier to be accidentally bridged.

Can you fit a termite barrier for a granny flat behind an existing house?

A secondary dwelling is treated the same as a new home under the standard: every penetration gets a collar, and a perimeter or under-slab system is chosen to suit the slab type. Where the main house already has protection, we tie the new work into it wherever the layout allows, and supply the same paperwork for your certifier.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
