Quick answer

Yes. A new home or apartment building in Penrith needs an NCC termite management system installed to AS 3660.1. Collars and any under-slab work go in after the plumber's rough-in and before the concrete pour. The durable notice for the meter box and an installation certificate for the City of Penrith certifier are both required before the Occupation Certificate is issued.

Termite barriers in Penrith

Why Penrith builds need the barrier in before the pour

Penrith is the main commercial centre of the outer west and the administrative heart of the City of Penrith, in postcode 2750, about 50 km west of the CBD. It sits on the eastern bank of the Nepean River with the Blue Mountains rising beyond, and settlement here goes back to a military depot established in 1815, before Penrith became a municipality in 1871 and a city in 1959. Today the suburb combines a busy city centre, Westfield Penrith, the stadium used by the Penrith Panthers, and Penrith station on the Main Western line. Housing is unusually mixed for western Sydney, with older detached houses, semi-detached homes and a large share of apartments.

Sitting on the Nepean River flats means ground near the water holds moisture for longer than the higher streets further from the river, and that moisture is exactly what draws subterranean termites toward a new slab. At the same time, Penrith's mix of housing types means a barrier here can mean anything from a straightforward detached rebuild to a multi-storey apartment slab with dozens of penetrations near the city centre. We plan each job around which of those conditions applies, rather than treating every Penrith site the same way. We confirm which of those conditions applies before pricing any job in Penrith.

Local conditions

What makes Penrith blocks a termite risk

Three things shape termite risk in Penrith, tied to the river, the city centre and the suburb's mixed housing.

Nepean River flats

Penrith sits on the eastern bank of the Nepean River, and ground near the water holds moisture for longer than the higher ground further away. We give the slab edge and drainage extra attention on blocks close to the river, since that dampness makes it easier for termites to move toward a new slab.

Dense apartment and mixed-use construction

With apartments making up a large share of Penrith's housing, multi-storey builds near Westfield Penrith and the station are common, and a single slab can carry a high number of service penetrations. Collar counts and scheduling around the builder's program drive both the price and the timing on jobs like these.

Older housing stock, mixed density

Away from the apartment precinct, Penrith's older detached and semi-detached homes need the more familiar rebuild treatment, with soil and sub-floor conditions checked as carefully as the perimeter. Penrith's unusually mixed housing stock means no two rebuild sites necessarily look the same underneath.

What we install here

Building in Penrith

We work on Penrith apartment and mixed-use developments near the city centre, knockdown rebuilds on the suburb's older detached and semi-detached streets, and granny flats behind established homes. Basement and podium slabs turn up on apartment sites, while waffle pod and raft slabs remain standard on detached rebuilds, with suspended floors on blocks closer to the river. You get one fixed written quote covering every stage, and we attend in stages so a barrier visit never holds up a pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Penrith

Our Penrith work runs from the apartment and mixed-use sites near Westfield Penrith and Penrith station, where collar counts and multi-trade scheduling drive the job, out toward the streets nearer the Nepean River, where drainage and slab edge detailing matter most. Around Woodriff Gardens, garden beds and mulch sit close to a number of nearby rebuild sites. We check flood-prone sections of the river frontage closely before quoting a job there.

The City of Penrith holds off on an Occupation Certificate until it has a durable notice for the meter box and a certificate from the installer that lists the products, the coverage and the licence held, for any Penrith build. We turn both around promptly once our stage of the work is finished, whether the site is a tower, a townhouse or a detached home.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

+61 450 515 215
Does being near the Nepean River change how the Penrith barrier is installed?

It changes how carefully drainage and the slab edge are detailed. Ground near the river holds moisture for longer than the higher streets further away, and that dampness makes it easier for subterranean termites to move toward a slab, so we check drainage falls closely on properties near the water.

Does an apartment building in Penrith need the same termite barrier as a house?

The same NCC requirement applies, but the job is scaled differently. A multi-storey apartment slab near the city centre can carry a large number of service penetrations, so collar counts and scheduling around a busy construction program matter more than they would on a single detached home. We confirm penetration counts and access with the builder before our visit.

When should we book the barrier for a Penrith rebuild?

As soon as you have a rough slab date from the builder. Collars and any under-slab system need to go in after the plumber's rough-in and before the pour, so we lock our visit into that window. On river-adjacent blocks, let us know early if there is a known drainage or flood consideration for the site.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
