Quick answer

Yes, a rebuild or new home in Marayong needs a termite management system, since the suburb sits in a termite-prone part of the City of Blacktown regardless of how established the street is. The system is installed to AS 3660.1, with collars and under-slab work completed before the pour, and the durable notice plus installation certificate supplied to your certifier before the Occupation Certificate.

Termite barriers in Marayong

Why Marayong builds need the barrier in before the pour

Marayong is an urban residential suburb in postcode 2148, about 32 km north-west of the Sydney CBD, in the City of Blacktown, with a name that comes from the Dharug word Mariyung, meaning emu. Around 1900 the land was carved into market gardens and poultry farms and stayed mostly rural until the 1960s, when Housing Commission estates were built south of the railway line and an industrial area was released to the north. Most of our work here is a knockdown rebuild on one of those sixty-year-old blocks, or occasionally a secondary dwelling in an established backyard.

Homes that have stood for sixty years bring their own conditions for a termite barrier. Decades of garden growth on a rebuild block can hide buried timber from the original construction, and worn seals or old sub-floor vents on a neighbouring house can be evidence of activity that has been quietly established for years. Marayong is flat and open, without significant bushland or waterway edges, so the pressure here comes less from natural terrain and more from the age and condition of the surrounding housing stock, which we assess as part of every quote.

Local conditions

What makes Marayong blocks a termite risk

Three conditions matter more than terrain when we plan a Marayong rebuild's barrier.

Sixty years of established gardens

Marayong's Housing Commission-era homes sit on gardens that have had six decades to grow, and a rebuild on one of these blocks often uncovers buried timber and old fence lines that can already be feeding termite activity.

Ageing housing stock nearby

Older homes throughout Marayong can have worn seals, ageing sub-floor vents and timber that has carried undetected termite activity for years. We treat that context as relevant to a rebuild next door, not just to the block itself.

Flat, slab-on-ground construction

Marayong's flat terrain suits standard waffle pod and raft slab construction, but a flat block gives termites no natural barrier of their own, so the collars, membrane and perimeter carry more of the protective work here than on a sloping or bush-facing site.

What we install here

Building in Marayong

We install under-slab membrane, collars and a physical or chemical perimeter for Marayong knockdown rebuilds, granny flats and the occasional new home on a remaining vacant block, sized to your builder's slab design. Because the terrain here is flat and open, we focus quote time on the condition of the existing site and neighbouring structures rather than natural bush or water exposure. One fixed quote from your plans covers every stage.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Marayong

Our Marayong work is spread across the established streets south of the rail line and the industrial area to the north, with Marayong station and Marayong Park marking the centre of the suburb's older housing. Rebuild sites near Woodcroft Shopping Village tend to sit on blocks with decades of garden growth, which is where we spend the most time checking for buried timber before recommending a system.

Marayong is certified through the City of Blacktown, which requires the standard termite documentation before it will issue the Occupation Certificate: a durable notice fixed in the meter box recording the system installed, and an installation certificate naming the products used, the areas protected and the installer's licence. We supply both, along with product data, as soon as the barrier work is finished.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Our Marayong block has been a garden for sixty years, does that matter?

It can. Established gardens on older blocks often hide buried timber and old fence lines from the original house, which can already be feeding termite activity. We check the soil during the quote so the barrier is sized to what is actually there, not a clean-slate assumption. We keep a copy of every certificate on file for later.

Does flat, open land in Marayong mean lower termite risk?

Not necessarily. Flat terrain has no bushland or waterway to add extra pressure, but it also gives termites no obstacle of their own, so the collars, membrane and perimeter do the main protective work regardless of the terrain around your block. That keeps the whole process simple for you and your builder.

When does the barrier go in on a Marayong rebuild?

After the plumber has set out the drainage and before the concrete is poured, the same as any new build. Since many Marayong blocks are tight, established sites, let us know your access constraints early so we can plan the visit around your builder's program. It also keeps your certifier's paperwork straightforward and complete.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
