Quick answer

Yes. Waterloo falls inside a termite-prone part of the City of Sydney, so under the NCC any new house, townhouse or apartment slab needs a compliant termite management system before the Occupation Certificate is issued. That system meets AS 3660.1, with collars fitted and the perimeter finished before the concrete pour, then the certificate prepared for your certifier.

Termite barriers in Waterloo

Why Waterloo builds need the barrier in before the pour

Waterloo is an inner southern suburb in the City of Sydney, about 3.5 km south of the CBD in postcode 2017. It began as an industrial area in the 1820s with paper and flour mills, and today it is one of Sydney's densest suburbs, with most residents living in units. Waterloo metro station opened in August 2024, and a major redevelopment plan announced in 2019 is bringing large numbers of new high-rise homes to the suburb. Most of our work here is barriers for new apartment and townhouse slabs, since standalone knockdown rebuilds are rare on such tightly held inner-city land.

A high-density redevelopment site changes what a barrier needs to cover compared with a single suburban block. A large apartment slab can carry dozens of plumbing and service penetrations, each one a potential entry point if a collar is missed, and construction disturbance across a big site can push existing rodent and termite activity from older terraces onto the new build's boundary. Getting every penetration sealed and the perimeter continuous before the pour matters more on a site this size, because there is far less room to go back and fix a gap once the building is finished and occupied.

Local conditions

What makes Waterloo blocks a termite risk

Three things shape how we detail a barrier on a Waterloo build, and none of them are typical of a single suburban block.

Large apartment and metro sites

Waterloo's redevelopment sites near the new metro station often mean a single slab carrying dozens of plumbing and service penetrations. Collar counts and staging around a tight construction program drive both the price and the schedule here more than soil conditions do, so early coordination with the builder matters.

Dense, older surrounding terraces

Older terraces and industrial-era buildings sit close to newer development across Waterloo, and construction disturbance on a big site can push existing rodent and termite activity toward a new build's boundary. We treat the perimeter of a new slab with that established activity in the surrounding blocks in mind.

Tight inner-city site access

Waterloo's tightly held land means less room around a new slab to fix a gap once the building is occupied and neighbouring walls are in place. We treat every penetration and slab edge as final on install day, since remedial access on a dense inner-city site is often very limited afterwards.

What we install here

Building in Waterloo

Waterloo work for us is mostly apartment and townhouse builds, redevelopment sites near the metro station and the occasional infill build among the older terraces. Slab-on-ground and podium slab construction both turn up here, with collars fitted once the plumbing rough-in is finished and the perimeter or under-slab system laid before the pour. Pricing is a single figure from the plans, scheduled tightly to match a busy inner-city construction program.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Waterloo

Much of our Waterloo work sits near Waterloo metro station and the redevelopment precinct, where large slabs and staged construction shape how we schedule collar installation. Kensington Reserve and Jack Floyd Reserve, both close by, add pockets of turf where rats and cockroaches can build up pressure that reaches nearby building sites. Towards Green Square station, retail food waste and rail drainage keep rodent activity high across the wider area, which we factor into perimeter work on new builds nearby.

The City of Sydney certifies Waterloo builds, and before it releases an Occupation Certificate it needs confirmation the termite system was properly installed. That confirmation is a notice fixed inside the meter box describing the system, plus an installation certificate naming the products, the protected areas and the installer, prepared per building or per unit as the certifier requires on multi-dwelling sites. Product data sheets travel with both documents.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

When should the termite barrier go in on a Waterloo apartment build?

As soon as there's a rough pour date, since we fit collars right after the plumbing rough-in and complete the barrier before the concreter arrives, working tightly to what is often a busy, staged construction program. Send us the plumbing plans early so collar counts can be priced accurately from the start.

Do large Waterloo redevelopment sites need a different termite system?

The system itself follows the same AS 3660.1 requirements, but a large slab means far more penetrations to collar and a tighter construction schedule to work around. We price by collar count and stage our visits to match the builder's pour program, so the barrier work never becomes the item holding up a busy site.

Can you fit a barrier for a small infill build among Waterloo's terraces?

Yes. A standalone infill build gets the same full treatment as a larger site: collars on every penetration, a perimeter or under-slab system sized to the slab, and the durable notice and installation certificate your certifier needs. We work around the tight site access and shared boundary walls common in this part of Waterloo.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
