Quick answer

Yes. A new home or rebuild in Prospect needs an NCC termite management system installed to AS 3660.1. Collars and any under-slab work go in after the plumber's rough-in and before the concrete pour. The durable notice for the meter box and an installation certificate for your certifier, the City of Blacktown or Cumberland City Council, are both required before the Occupation Certificate.

Termite barriers in Prospect

Why Prospect builds need the barrier in before the pour

Prospect is about 28 km west of the CBD in postcode 2148, with most of the suburb in the City of Blacktown and a small portion in Cumberland City Council. Settled in 1791 as one of the first areas granted to emancipated convicts, it later became farmland, and a long period of quarrying on Prospect Hill has since given way to light industry. Prospect Reservoir, completed in 1888 and still part of Sydney's water supply, lies within the Western Sydney Parklands, and the Great Western Highway and M4 Motorway run alongside the suburb. Our work here is on a relatively small residential pocket surrounded by very different land uses.

With parkland, water and industrial land pressing in from several directions, Prospect's residential streets face a different termite picture from a standard suburb. Homes near the open parkland around the reservoir can see subterranean termites moving in from grassland and remnant bush, while the light industrial land left behind by the old quarry can carry disturbed or filled ground on any site built over it. Major road corridors also give rodents and other pests movement routes between properties, though for a termite barrier it is the parkland and disturbed ground that matter most.

Local conditions

What makes Prospect blocks a termite risk

Three things shape termite risk in Prospect, tied to the reservoir parkland, the old quarry land and the suburb's small residential footprint.

Prospect Reservoir and parkland edge

Open parkland around Prospect Reservoir and within the Western Sydney Parklands sits close to several residential streets, and grassland and remnant bush here can support termite activity that moves toward nearby homes. Blocks near this edge get a full perimeter system rather than a token strip.

Former quarry and light industrial land

Decades of quarrying on Prospect Hill, followed by light industrial use, means some residential sites sit on ground that has been disturbed or filled. We treat the under-slab membrane and every collar as the first line of defence on properties built over this history.

A small pocket between major corridors

With the Great Western Highway and M4 Motorway both running alongside the suburb, Prospect's residential streets are a comparatively small, tightly bounded pocket. We check each block on its own terms rather than assuming uniform ground conditions across such a mixed setting.

What we install here

Building in Prospect

We work on Prospect new homes, knockdown rebuilds and granny flats across the suburb's residential streets, with particular attention to soil and fill conditions on properties near the old quarry land or the reservoir parkland. Waffle pod and raft slabs are standard here. You get one fixed written quote from the plans covering every stage, and we attend around your builder's program so the barrier never holds up the pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Prospect

Most of our Prospect work sits near Prospect Park and Warmuli Reserve, where parkland proximity shapes the perimeter detailing on nearby rebuilds. Toward St Martins Village, sites are more often renovations on established homes closer to the shops, away from the immediate reservoir and quarry land. We treat every Prospect job individually, checking whether the block sits closer to the reservoir parkland, the old quarry footprint or a standard residential street before pricing the work.

Certification for a Prospect property runs mostly through the City of Blacktown, with a small section of the suburb under Cumberland City Council, but either way the requirement is the same: a durable meter-box notice and an installer's certificate naming products, coverage and licence. We prepare both, with product information and maintenance notes, once our stage of the work is finished.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do Prospect blocks near the reservoir parkland need extra perimeter work?

Yes. Open parkland around Prospect Reservoir and the Western Sydney Parklands can support termite activity moving in from grassland and remnant bush, so we run a full perimeter system on blocks near that edge rather than a partial strip. We check how close a specific block sits to the parkland boundary before deciding how far the perimeter needs to extend.

Does former quarry land in Prospect change how the barrier is installed?

It changes how carefully the ground is checked. Decades of quarrying and light industrial use on Prospect Hill can leave disturbed or filled soil on some residential sites, so we make sure the under-slab membrane and every collar are fully sealed rather than assuming the fill is clean. We test the soil on site rather than relying on assumptions about the suburb's history.

Which council certifies a Prospect build?

It depends on which part of the suburb your property is in. Most of Prospect falls under the City of Blacktown, with a small portion in Cumberland City Council. Both require the same durable notice and installation certificate before they will issue the Occupation Certificate, and we confirm which applies before preparing the paperwork.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
