Quick answer

Yes. A new home or rebuild in Plumpton needs an NCC termite management system installed to AS 3660.1. Collars and any under-slab work go in after the plumber's rough-in and before the concrete pour. The durable notice for the meter box and an installation certificate for the City of Blacktown certifier are both required before the Occupation Certificate is issued.

Termite barriers in Plumpton

Why Plumpton builds need the barrier in before the pour

Plumpton is a mainly residential suburb in postcode 2761, about 36.4 km west of the CBD, in the City of Blacktown. It sits on the flat Cumberland Plain in a neat rectangle bounded by Jersey Road, the Westlink M7, Woodstock Avenue and Pringle Road. Plumpton Marketplace, with a Woolworths and Big W, sits on the northern edge, and our work spans new builds and rebuilds across the suburb's residential streets. Plumpton Park, a large reserve in the middle of the suburb, holds remnant Cumberland Plain woodland and a constructed wetland built on a stormwater retention basin.

A stormwater wetland at the centre of the suburb is not a typical feature for western Sydney, and it changes what a barrier near it needs to deal with. Ground close to the retention basin and the surrounding woodland holds moisture for longer than the flat, open blocks elsewhere in Plumpton, and that dampness gives subterranean termites easier movement toward a nearby slab. The remnant woodland itself also supports established activity that can forage into adjoining gardens, so blocks near the park get the same attention we would give a suburb built against genuine bushland.

Local conditions

What makes Plumpton blocks a termite risk

Three things shape termite risk in Plumpton, tied to the stormwater wetland at its centre and its flat Cumberland Plain setting.

Plumpton Park's constructed wetland

The wetland, built on a stormwater retention basin in the middle of the suburb, keeps nearby ground damper than the flat blocks elsewhere in Plumpton. We give drainage and the slab edge extra attention on properties close to the park, since that moisture makes it easier for termites to move toward a slab.

Remnant Cumberland Plain woodland

Alongside the wetland, Plumpton Park holds a patch of remnant Cumberland Plain woodland that supports established termite activity in fallen timber and leaf litter. Blocks backing onto that woodland get a full perimeter system rather than a partial strip.

Flat, open Cumberland Plain blocks

Away from the park, Plumpton's flat, open blocks are typical of the wider Cumberland Plain, with slab-on-ground construction and warm roof voids that suit pest activity generally. We still run the same compliant collar and perimeter system here, sized to a standard suburban slab rather than a bush-edge property.

What we install here

Building in Plumpton

We work on Plumpton new homes and knockdown rebuilds across the suburb's residential streets, with extra attention to drainage on properties near Plumpton Park. Waffle pod and raft slabs are standard on the flat Cumberland Plain terrain here. You get one fixed written quote from the plans covering every stage, and we attend around your plumber's rough-in and the concreter's pour date so the barrier never holds up the build.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Plumpton

Most of our Plumpton work sits close to Plumpton Park, where the constructed wetland and remnant woodland shape the perimeter and drainage detailing on nearby blocks. Toward Plumpton Marketplace, sites are more often renovations or extensions on established homes closer to the shops on the suburb's northern edge. We also check drainage falls carefully on any block between the wetland and the marketplace, since ground conditions can vary street by street across the suburb.

Before it will issue an Occupation Certificate for a Plumpton property, the City of Blacktown wants a durable notice fixed inside the meter box and a certificate from the installer naming the products, the coverage and their licence. We prepare both as soon as our stage of a Plumpton build is done, so paperwork is never what holds up your sign-off.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does living near Plumpton Park's wetland change how the barrier is installed?

Yes. Ground close to the constructed wetland and stormwater basin holds moisture for longer than the flat blocks elsewhere in the suburb, and that dampness makes it easier for subterranean termites to move toward a slab, so we detail drainage and the slab edge more carefully on properties near the park.

Do blocks backing onto the remnant woodland in Plumpton Park need extra work?

They get a full perimeter system rather than a partial strip, because the remnant Cumberland Plain woodland supports established termite activity that can forage into adjoining gardens. We treat that edge with the same attention we would give a suburb built against genuine bushland. We check that boundary closely on any block backing onto the remaining woodland before pricing the job.

When should we book the barrier for a Plumpton new build?

As soon as you have a rough slab date from the builder. Collars and any under-slab system need to go in after the plumber's rough-in and before the pour, so we lock our visit into that window regardless of whether your block is near the park or on one of the flatter, more open streets.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
