Quick answer

Yes, a new home or rebuild in Liberty Grove needs a termite management system, because the NCC requires one wherever land is termite-prone, and the low-lying ground around Homebush Bay is no exception. The system goes in to AS 3660.1, with collars and any under-slab work completed before the pour, and a durable notice plus installation certificate provided to the certifier before the Occupation Certificate is issued.

Termite barriers in Liberty Grove

Why Liberty Grove builds need the barrier in before the pour

Liberty Grove is one of Sydney's smallest suburbs, a gated estate of about 0.23 square kilometres in the City of Canada Bay, in postcode 2138 around 12 km west of the CBD between Rhodes and Concord West. It was built from 1998 on land once used for heavy industry near Homebush Bay, as part of the wider redevelopment around the Olympic precinct, and vehicle access is still limited to Homebush Bay Drive and Oulton Avenue. Most homes here are established houses and townhouses under strata management, so the work we see is mainly a rebuild or renovation on an existing lot rather than a greenfield build, with any new slab needing the same termite protection as the original estate homes.

That former industrial, reclaimed land sits low against Homebush Bay, and low-lying ground close to a tidal foreshore tends to hold moisture longer than higher blocks further inland, which is exactly the condition subterranean termites look for. Bradley Reserve and Eliza Park, the estate's landscaped common gardens, and the wetlands around Bicentennial Park nearby add mature planting and irrigated turf close to house boundaries, both of which can carry termite activity toward a slab. Because homes here sit close together under strata rules, we also plan any rebuild's perimeter around shared driveways, common garden beds and the setbacks the estate requires, not just around the house itself.

Local conditions

What makes Liberty Grove blocks a termite risk

Three things shape termite risk inside the Liberty Grove estate, and each affects how we plan a rebuild's barrier.

Reclaimed, low-lying bay land

Liberty Grove was built on former industrial land close to Homebush Bay, and reclaimed ground near a tidal foreshore holds moisture longer than higher blocks inland. That damp base favours subterranean termites foraging toward any new or replacement slab.

Landscaped common gardens close to homes

Bradley Reserve, Eliza Park and the estate's shared garden beds put irrigated turf and mature planting within metres of most houses. Termites can move through that landscaping toward a slab edge, so boundaries facing common ground get particular attention during installation.

Strata setbacks and shared driveways

Homes in Liberty Grove sit close together with shared driveways and common property boundaries set by the strata scheme. Any rebuild's perimeter has to be detailed around those fixed setbacks, so we plan the barrier with the strata plan in hand, not just the house drawings.

What we install here

Building in Liberty Grove

Most of our work in Liberty Grove is a rebuild or substantial renovation on an existing estate lot, occasionally a secondary dwelling where the strata scheme allows it. We install under-slab membrane, penetration collars and a physical or chemical perimeter to match the slab design your builder is using, and we liaise with the strata manager where common property boundaries or shared services are affected. One fixed quote from your plans covers every stage, and we schedule around the estate's access points on Homebush Bay Drive and Oulton Avenue.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Liberty Grove

Our Liberty Grove work sits close to Brewer Park and the village green at the centre of the estate, where landscaped common garden beds run right up to several boundaries. Rhodes Waterside Shopping Centre and Concord West station, both about the same short walk away, mark the estate's edges and the rail corridor beyond them. Any rebuild near the wetland fringe toward Bicentennial Park gets extra attention to sub-floor moisture and the perimeter detail.

Liberty Grove is certified through the City of Canada Bay, which requires the standard set of termite documentation before it will issue an Occupation Certificate: a durable notice fixed in the meter box recording the system installed, and an installation certificate naming the products, the protected areas and the installer's licence. We provide both, plus product information for your file, and we are glad to work directly with your strata manager where common property is involved.

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Still unsure? Call and talk it through with a licensed technician.

+61 450 515 215
Do I need a new termite barrier if I'm rebuilding in Liberty Grove?

Yes. A rebuild is treated the same as a new home under the NCC, so the replacement slab needs its own compliant termite management system installed to AS 3660.1, even though the estate itself already has protected homes around it. We size the system to your plans and the low-lying ground here.

Will you deal with our strata manager directly?

We can. Where a rebuild's barrier affects a shared driveway, common garden bed or another part of the strata's common property, we are happy to provide the strata manager with our installation plan and certificate directly, alongside the documents your own certifier needs. We keep a copy of every certificate on file for later.

Does the Homebush Bay location change how the barrier is installed?

It changes how much attention the perimeter gets. Reclaimed land close to a tidal foreshore holds moisture longer than higher ground, so we lean toward a full physical system at the boundary rather than a minimal strip, particularly on sides facing common garden beds or the water. That keeps the whole process simple for you and your builder.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
