Quick answer

A new build in Homebush needs a termite management system, because the Municipality of Strathfield is a recognised termite-prone area and the NCC applies. That covers apartment towers and knockdown rebuilds alike, and the standard is AS 3660.1, applied while the slab is still open rather than patched in afterwards. Occupation depends on two records reaching the certifier: the meter box notice and a signed statement of the installation.

Termite barriers in Homebush

Why Homebush builds need the barrier in before the pour

Homebush is split by the railway line, Parramatta Road and the M4 Motorway into two distinct halves. South of the line, low to medium-rise apartments sit alongside heritage homes from the Village of Homebush estate subdivided in 1878, while North Homebush has changed quickly as modern residential towers replace former industrial sites. New construction reflects that split: knockdown rebuilds and infill on the older Village streets, and large apartment slabs on the redeveloped northern land. Whichever type of project it is, a compliant termite management system has to be certified before the building can be occupied.

Saleyards Creek forms the western boundary and Powells Creek runs along the north and east, keeping moisture in the ground on both sides of the rail corridor. On the older Village estate side, that moisture combines with established gardens and timber-floored homes to create familiar termite pressure, while the large slabs going up on former industrial land north of the line bring their own challenge: a single footprint with dozens of penetrations that all need a collar before the concrete is finished. Neither setting is a case where a barrier can simply be added on afterwards, since the standard requires it in place before the slab is closed up for good.

Local conditions

What makes Homebush blocks a termite risk

Three things about Homebush's split character shape how we plan a termite barrier here.

Creek moisture on both boundaries

Saleyards Creek and Powells Creek run along the suburb's western and northern edges, keeping nearby ground damper than the streets further from the water. Sites within reach of either creek get closer attention to slab-edge detailing.

Large slabs on old industrial land

North Homebush's redevelopment has brought sizeable apartment footprints with many service penetrations in one pour. Collar counts and coordination with the plumbing trades matter as much here as perimeter detailing does on a smaller house block.

Village estate knockdowns

The 1878 Village of Homebush estate carries older homes on established gardens south of the line. A rebuild clears the structure but not decades of buried garden material, so soil treatment gets the same attention as the new slab edge.

What we install here

Building in Homebush

Our Homebush work covers apartment and unit block slabs on the redeveloped northern side and knockdown rebuilds on the older Village estate streets to the south. Waffle pod and raft slabs suit the house blocks, while larger reinforced slabs are typical on apartment sites. We fit a collar to each penetration as the plumbing rough-in is finished, book the visit around your builder's concrete date, and price the whole job as one fixed quote through to the final certificate.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Homebush

Our Homebush work spans both sides of the rail corridor, from the apartment towers and Sydney Markets Plaza precinct in the north to the heritage streets of the Village estate near Bill Boyce Reserve in the south. Sites closest to Saleyards Creek or Powells Creek get extra attention to moisture at the slab edge, while the large apartment footprints near North Strathfield station are planned around a thorough collar count.

Homebush building work is certified through the Municipality of Strathfield, and its sign-off on the Occupation Certificate hinges on two records: a durable meter box notice, and a written statement covering the products, the coverage and who installed them. We prepare both the day the barrier is finished, together with guidance suited to the building type, whether that's a house or a multi-unit slab.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does an apartment slab in North Homebush need different termite protection to a house?

The principle is the same, a full termite management system built to AS 3660.1, but the scale changes. A large apartment footprint has many more penetrations to collar and usually a bigger perimeter to detail, so we coordinate closely with the plumbing trades across the whole slab rather than working lot by lot as we would on a house block.

Does being near Saleyards Creek or Powells Creek increase termite risk in Homebush?

Generally, yes. Ground near either creek tends to hold more moisture than blocks further away, and that dampness is exactly what foraging termites look for. We pay closer attention to slab-edge detailing on properties within reach of the water, and recommend a fuller perimeter where the risk is clearly higher.

When should I book termite protection for a Homebush rebuild or apartment build?

Contact us as soon as a pour date is on the horizon. The install has to sit between the plumbing rough-in and the concrete arriving, so that gap is what drives our scheduling. On larger apartment sites, earlier contact during design lets us plan the collar count and perimeter properly.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
