Jordan Springs is one of Penrith's newest suburbs, registered in 2011 and extended east in 2019 towards South Creek as more of the St Marys release area came online. A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls

  • Book a timber pest inspection at least every 12 months

Our Jordan Springs home is on a small lot. Is a full system still needed?

Yes. Lot size does not change the requirement, only the quantities. A compact slab still has a full run of services penetrating it and still needs a protected edge, so the system is the same in kind and usually cheaper in scale. What changes most on small lots is access, which is why we book the collar stage tightly around the plumber and concreter.

We are landscaping soon after handover. What should we watch?

Keep the inspection strip at the slab edge clear. Soil, mulch or paving stacked against the edge hides the very area an inspector needs to see and can bridge the system entirely. If paving is planned over treated soil, tell us before the barrier goes in and we will lay a reticulation line so the treated zone can be recharged later without lifting the pavers.

Does the estate's bushland setting mean extra work?

It means the perimeter is not optional. Retained bushland at Wianamatta supports established colonies within foraging distance of the newer streets, so blocks on the estate fringe get continuous perimeter treatment and careful detailing at any retaining or step-down. Inland lots deeper in the estate still get a compliant system, just with less emphasis on the boundary edge.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
