Quick answer

Termite-prone conditions across Sydney's south-west mean house-and-land builds in Fairfield West need an NCC-compliant termite management system. Installation follows AS 3660.1, with collars plus any under-slab system finished before concrete goes down. Paperwork for your certifier, the durable notice and the installation certificate, is organised ahead of the Occupation Certificate.

Termite barriers in Fairfield West

Why Fairfield West builds need the barrier in before the pour

Fairfield West began as small farms in the 1870s, when timber cutting and sawmills were significant local industries, and was well settled by the early 1900s. It sits in the City of Fairfield, postcode 2165, about 26 km west of the Sydney CBD, and today is made up largely of separate houses, with some townhouses and semi-detached homes. The Cumberland Highway runs past Gethsemane Park, and Endeavour Sports Reserve provides floodlit fields and tennis courts for the surrounding streets, most of which are established rather than newly subdivided estate land.

The suburb sits near where Orphan School Creek and Green Valley Creek meet, and a strip of Cumberland Plain woodland with a shared walking and cycling path follows the creek line. For a suburb built mostly on detached houses with their own yards, that creek-side woodland is the single biggest factor in how we plan a barrier. It keeps the ground moist well beyond the immediate creek banks, holds fallen timber that can support established activity, and sits close enough to residential fence lines on some streets that the perimeter design has to account for it directly.

Local conditions

What makes Fairfield West blocks a termite risk

Fairfield West's history as timber and farming country still shows up in three ways that shape how we design a barrier.

Orphan School Creek woodland

The Cumberland Plain woodland along Orphan School Creek and Green Valley Creek keeps soil moist and holds fallen timber that can support established termite activity. Blocks nearer that creek corridor get the fuller version of our perimeter system, not just a token strip along the slab edge.

Old sawmill and farming land

Fairfield West's early years as farms and sawmill country mean older residential blocks can still hold buried timber offcuts and stumps well below the surface. Rebuild sites on these blocks need proper soil treatment as well as a physical or reticulated barrier.

Detached homes on their own yards

With most Fairfield West homes being separate houses on individual blocks, sub-floor access and garden layout vary a lot from property to property. We assess each yard's timber, garden beds and drainage before recommending a system, rather than applying a single standard approach.

What we install here

Building in Fairfield West

We install barriers for Fairfield West house-and-land builds, knockdown rebuilds on the suburb's older farming-era blocks, and granny flats or extensions behind existing homes. Waffle pod and raft slabs are standard, with suspended floors used on the small number of sites that fall away toward the creek corridor. Pricing is a single fixed figure from the plans, and we build our attendance around the builder's own trade sequence, so a house build stays on schedule.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Fairfield West

The Wakeley Centre is the nearest shopping hub, marking the edge of the more built-up section of Fairfield West. Lynesta Park is a small pocket of green closer to the older residential streets, handy for describing a job in that pocket of the suburb. Fairfield City Golf Course, with its irrigated turf, and the Cumberland Plain woodland corridor along Orphan School Creek sit toward the suburb's southern edge, where the creek shapes most of what we plan for a barrier.

Fairfield West sits under the City of Fairfield for certification purposes, and the paperwork required does not change between a house-and-land build and a knockdown rebuild. A durable notice describing the termite management system needs to sit inside the meter box, and an installation certificate must record the products used, the areas covered and who carried out the install. We arrange both, alongside product sheets and inspection advice, before the Occupation Certificate.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does living near Orphan School Creek mean a stronger termite barrier is needed?

Generally yes. Blocks closer to Orphan School Creek and Green Valley Creek sit near a strip of Cumberland Plain woodland that keeps soil damper for longer and holds fallen timber, both of which favour termite activity. We usually recommend a full perimeter system for these blocks rather than a minimal treatment, and we pay close attention to drainage at the slab edge.

Can old sawmill-era timber in the ground affect a new Fairfield West build?

It can. Fairfield West's history as farming and sawmill country means some older blocks still have buried stumps or timber offcuts in the soil, which can support termite activity before your slab even goes down. Clearing that material and treating the soil is something we check for on rebuild sites before installing the physical barrier.

When should I book termite barrier work for a Fairfield West house-and-land build?

Timing here comes down to the plumber and the concreter. Once your builder has a firm pour date, we schedule collars and any under-slab work to finish beforehand. If the block carries old farm or sawmill-era timber from its early days as farmland, flag it early so we can clear and treat the soil before it disappears under the slab.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
