Does backing onto Wattlebird Bushland Reserve mean our rebuild needs extra protection?

Yes, bushland reserves like this hold established termite and funnel-web spider activity naturally, and blocks close by have less distance for that activity to travel before reaching a house. We give the perimeter on reserve-facing boundaries the same level of attention as the street frontage rather than treating it as a lesser concern.

Are Caringbah South waterfront blocks more prone to termites than those further inland?

Blocks facing Burraneer Bay or Yowie Bay tend to have damper gardens and soil, particularly after rain, and moisture like that tends to draw foraging termites closer to a new slab than they would otherwise travel. The AS 3660.1 system itself does not change, but a waterfront site gets more thought given to how the block drains before we finalise the plan.

We are keeping mature trees near the camellia garden on our block. Does that complicate the barrier?

Not necessarily, but established plantings and older garden beds can carry buried timber that has supported termite activity for years, so we check the soil around any trees or beds being kept before finalising the plan. That way the barrier accounts for what stays on the block, not just the new slab.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
