Pre-Construction Termite Barriers Windsor Downs

Being right beside a nature reserve defines almost every Windsor Downs job we take on, so the boundary fence gets as much attention as the new slab itself.

Quick answer

Windsor Downs borders a nature reserve directly, which puts it squarely in termite-prone territory under the NCC, so a new home here needs a compliant termite management system before the Occupation Certificate is issued. Built to AS 3660.1, that means collars fitted to every penetration and a completed perimeter ahead of the pour, with the paperwork prepared for the City of Hawkesbury.

Termite barriers in Windsor Downs

Why Windsor Downs builds need the barrier in before the pour

Windsor Downs is a small residential suburb in the City of Hawkesbury, postcode 2756, about 44 km north-west of the Sydney CBD. It was developed in the early 1990s and borders the Windsor Downs Nature Reserve, which also serves as a starting point for local walking trails, with neighbouring areas including Bligh Park, Mulgrave, South Windsor, Berkshire Park and Marsden Park. Almost all of our work here is knockdown rebuilds and renovations, since the suburb is small and was built out largely in one era rather than through ongoing subdivision.

Being right beside a nature reserve is the defining feature of the suburb, and it shapes pest pressure more than anything else. Bushland supports termites, spiders and possums, and homes backing onto the reserve sit closest to those sources. Houses from the early 1990s are now around 30 years old, so any termite protection installed during original construction may no longer be reliable, and garden additions and sheds built since can create new entry points that weren't there when the home was first approved. A rebuild here needs both the reserve boundary and three decades of change accounted for.

Local conditions

What makes Windsor Downs blocks a termite risk

Two features of Windsor Downs matter more than anything else when we scope a termite barrier here.

Windsor Downs Nature Reserve boundary

The nature reserve sits directly against parts of the suburb, and bushland edges are where termites, spiders and possums most often cross into gardens and homes. Blocks backing onto the reserve get a full perimeter system, with careful detailing anywhere a fence or garden bed meets the bush directly.

Thirty years since original construction

Homes built here in the early 1990s are now old enough that any original termite protection has likely reached the end of its useful life. Garden additions such as sheds, paving and pergolas built since then can also have created new gaps that weren't part of the original approved design.

A suburb built in one era

Windsor Downs was largely developed all at once rather than through ongoing subdivision, which means most rebuilds here deal with a similar age and construction style. That consistency makes it easier to know what to expect, but it also means the whole suburb is approaching the same point where original protection needs replacing.

What we install here

Building in Windsor Downs

We handle Windsor Downs knockdown rebuilds and renovations, reflecting how the suburb was largely built out in the early 1990s with little new subdivision since. Waffle pod and raft slabs are standard, and collars go on once the plumber's rough-in for the new dwelling is finished. Pricing is one figure off the plans, timed to finish the barrier visit well ahead of whatever pour date your builder sets, with the reserve boundary factored into every quote.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Windsor Downs

Much of our Windsor Downs work sits close to Windsor Downs Nature Reserve, where bushland edges are where termites, spiders and possums cross into nearby gardens and homes. Bligh Park Shopping Centre, a short distance away, adds food waste that can support rats and cockroaches in the surrounding streets. Toward Windsor Golf Course, irrigated turf adds a further source of moisture, which we factor into perimeter treatment on nearby blocks.

Windsor Downs falls under the City of Hawkesbury for building certification, and getting the Occupation Certificate signed off depends on the termite system being properly documented, not just installed. Once the barrier is complete we mount a durable notice inside the meter box and hand over a certificate setting out the products, the areas they cover and who did the work, ready whenever your certifier needs it.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Windsor Downs questions

Do Windsor Downs homes backing onto the nature reserve need extra protection?

Yes. Blocks directly against the reserve face more established colony pressure from bushland timber than a typical suburban boundary, so we run a full perimeter and pay particular attention to any fence line facing the bush. It's worth flagging at quote stage exactly how much of your boundary borders the reserve.

Does a 1990s Windsor Downs home need a whole new termite system on rebuild?

Generally yes. Original protection from early 1990s construction is now around thirty years old and has likely stopped being effective, and garden sheds or paving added since may have created new gaps. We treat the rebuild as needing a fully compliant fresh system rather than assessing what remains of the old one.

When should I book a termite barrier for a Windsor Downs rebuild?

As soon as demolition and a rough slab date are locked in, since collars need to go on after the plumber's rough-in and before the concreter arrives. If your block backs onto the reserve, mention that early so the perimeter can be priced with the full boundary length in mind.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
