Quick answer

Yes. Harbourside bushland puts Waverton inside a termite-prone part of North Sydney, so the NCC requires a compliant termite management system in any new home before the Occupation Certificate is issued. Installed to AS 3660.1, the system needs collar and perimeter work finished before the pour, with the certificate prepared for your certifier.

Termite barriers in Waverton

Why Waverton builds need the barrier in before the pour

Waverton is a harbourside suburb in the North Sydney Council area, about 3.4 km north of the CBD, with a small village of shops near the station. Much of the suburb's character comes from its foreshore, including Balls Head Reserve, the restored Coal Loader, Berrys Bay waterfront parkland and the HMAS Waterhen naval base. Waverton is a small, tightly held suburb with little room for larger new development, so the jobs we see are mostly knockdown rebuilds and substantial renovations on blocks that back onto or sit close to this foreshore bushland.

Bushland running down to the water brings pests into Waverton gardens that most inner suburbs rarely see, and that includes subterranean termites foraging from the reserves toward nearby homes. Houses bordering Balls Head Reserve or the Berrys Bay foreshore sit closest to that pressure, with damp soil and established timber in the bushland feeding colonies that can reach a rebuild site well before the new slab goes down. Units closer to the station deal more with cockroaches and shared waste areas than with termites, so we tailor each inspection to where the property actually sits.

Local conditions

What makes Waverton blocks a termite risk

Three things push termite pressure higher on a Waverton block than on suburbs set further back from the harbour.

Balls Head Reserve bushland

Balls Head Reserve is a bushland headland running close to Waverton's residential streets, holding established termite colonies in fallen timber and leaf litter. Blocks near the reserve get a full perimeter system rather than a partial strip, with careful detailing anywhere a garden or retaining wall meets the bush edge.

Berrys Bay and foreshore moisture

Berrys Bay waterfront parkland and the harbour foreshore keep soil damp on Waverton blocks close to the water, and it's exactly that kind of persistent moisture subterranean termites forage through. Soil treatment around the slab edge accounts for the whole year rather than assuming a dry stretch will hold.

Steep gullies meeting the harbour

Waverton's terrain runs down steep gullies toward the harbour, and that slope can concentrate water and vegetation at the base of a block. Rebuilds on sloping sites need careful attention to drainage and step-downs in the perimeter, since a poorly detailed junction on a slope is where gaps most often appear.

What we install here

Building in Waverton

Waverton's small footprint leaves little room for larger multi-dwelling sites, so our work here runs to knockdown rebuilds, new homes on subdivided harbourside blocks and the occasional secondary dwelling tucked behind an existing house. A standard raft or waffle pod slab covers most of these lots, but we move to piers and a suspended floor once the ground starts dropping toward Balls Head Reserve or the harbour. Pricing is one figure off the plans, scheduled to close out before your concreter is due.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Waverton

Much of our Waverton work sits near Waverton station and Sugar Works Reserve, where rebuild blocks back onto established garden beds close to the village shops. Around Balls Head Reserve and the Quarantine Boat Depot Beach foreshore, bushland and harbour moisture combine to keep termite and spider pressure high on nearby blocks. Closer to Berrys Bay and the Coal Loader, we pay close attention to sloping sites and how the perimeter steps down toward the water.

North Sydney Council certifies Waverton builds, and the Occupation Certificate is held back until there's evidence the termite system was correctly installed. That evidence is a notice fixed permanently inside the meter box, together with paperwork confirming who installed the system, what products were used and which areas they protect. Data sheets and maintenance notes are prepared alongside both for your certifier.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

When should I book a termite barrier for a Waverton rebuild?

On a sloping block, ask us out before the retaining and step-down details are locked in, since those junctions are where the perimeter needs the most thought. Timing otherwise follows the usual sequence, with our visit sitting between the plumber's rough-in and whenever the concreter is booked in to arrive on site.

Do Waverton homes near Balls Head Reserve need extra protection?

The bushland along that headland has held termite colonies for a long time, and harbour moisture keeps the ground damp enough to sustain them year-round. We treat the full length of any boundary facing the reserve rather than a short section, and many owners in that position add physical collars as extra insurance around the new slab.

Do sloping Waverton blocks need a different termite barrier?

Sloping sites need more careful detailing at every step-down and retaining wall junction, since that is where a barrier is most likely to develop a gap. We draw and price those details from the plans before starting work, so the perimeter follows the slope properly rather than being improvised once the slab is poured.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
