A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months

When should the termite barrier go in on a Warriewood townhouse build?

For a staged development, we lock in each row against the builder's overall program rather than one lot at a time, so ask us to look at the full staging schedule early. Collars still follow the plumbing rough-in for each stage, but we plan the sequence so no lot's barrier is left half finished when its neighbour's slab is poured.

Do Warriewood homes near the wetlands need extra protection?

The wetlands keep the valley floor wetter for longer than most Sydney building sites, which suits subterranean termites well, so we don't scale back coverage just because a block sits within an engineered flood zone. If anything, we spend more time checking that flood management works haven't created a gap in the barrier once earthworks are finished.

Can you fit a barrier for an older coastal rebuild near Warriewood Beach?

Yes, and salt exposure changes what we look for compared with a valley build. Timber near the coast holds moisture longer, so sub-floor ventilation and drainage get a closer look, but the underlying requirements are the same: full collar coverage, a proper perimeter, and the paperwork your certifier will ask to see.
