Quick answer

Yes. A new home or townhouse in Parklea needs an NCC termite management system installed to AS 3660.1. Collars and any under-slab work go in after the plumber's rough-in and before the concrete pour. The durable notice for the meter box and an installation certificate for the City of Blacktown certifier are both required before the Occupation Certificate is issued.

Termite barriers in Parklea

Why Parklea builds need the barrier in before the pour

Parklea is a small suburb in the City of Blacktown, postcode 2768, about 31 km north-west of the CBD. Its name dates from subdivision in the early 1900s, but the suburb today is mainly residential, with homes set among larger land uses including Parklea Correctional Centre, the long-running Parklea Markets on Sunnyholt Road and Parklea Garden Village, a community of transportable homes. Blacktown Leisure Centre Stanhope is close by, and the Blacktown-Parklea T-way links the area to Blacktown and Rouse Hill. Most of our work is new house-and-land and townhouse builds on the suburb's residential streets.

With detached houses and townhouses making up most of the new construction here, Parklea's termite risk follows the typical north-west Sydney pattern: recently cleared and landscaped ground close to a slab, where new turf and garden beds bring moisture within months of handover. Larger, mixed land uses nearby, including the market site and the correctional centre grounds, mean the suburb is not uniform in how it was developed, so we check each block on its own terms rather than assuming every site behaves the same way underneath. We ask what the land was used for before development when pricing a job in this area.

Local conditions

What makes Parklea blocks a termite risk

Three things shape termite risk on a Parklea build, tied to how recently the land was developed and what surrounds it.

New house-and-land and townhouse stages

Detached houses and townhouses make up most of Parklea's new construction, and landscaping packages bring turf and garden beds close to the slab within months of handover. We detail the slab edge and weep holes with that fast-arriving garden in mind, not just the bare block on the day of the pour.

Reserves and green pockets nearby

Davison Reserve and other pockets of green space sit close to several Parklea streets, and established planting and leaf litter in reserves like this can shelter termite activity that forages toward nearby gardens. Blocks near these edges get the same perimeter attention as an older bush-fringed suburb.

Mixed land uses across the suburb

Parklea combines standard residential streets with larger sites such as the market grounds and correctional centre land, so the ground a new build sits on is not uniform across the suburb. We check the specific conditions on each block rather than assuming every Parklea site was developed the same way.

What we install here

Building in Parklea

We work on Parklea new house-and-land builds, townhouse stages near Sunnyholt Road, and granny flats behind existing homes. Waffle pod and raft slabs are standard here, often several going in on the same street in the same week, so scheduling around the concreter's pour dates across a stage is routine for us. You get one fixed written quote from the plans, and we attend in stages so a barrier visit never holds up a pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Parklea

Most of our Parklea work sits within the residential stages near Davison Reserve and Glenwood Village Shopping Centre, where new slabs are going in close together and scheduling matters as much as the barrier detail itself. Toward Blacktown Leisure Centre Stanhope, irrigated grounds keep some neighbouring blocks damper for longer, which we factor into drainage checks on properties nearby. Access to the correctional centre and market land is coordinated separately when relevant.

The City of Blacktown wants a durable notice fixed inside the meter box, plus installer paperwork naming the products used, the coverage and the licence, before it will sign off an Occupation Certificate for a Parklea property. We put both together as soon as our stage of the work is complete, so nothing about the termite paperwork delays settlement on a new Parklea home.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a new Parklea townhouse still need a full termite barrier?

Yes. Every new home or townhouse in a termite-prone area needs an NCC-compliant termite management system installed to AS 3660.1, regardless of how recently the block was released. New turf and landscaping arriving soon after handover can bring moisture close to the slab quickly, so the barrier matters from the first pour.

When should we book the barrier on a Parklea house-and-land build?

As soon as you have a rough slab date from the builder. Collars and any under-slab system must go in after the plumber sets out the services and before the pour, and on active estate stages we coordinate closely with the site supervisor so our visit lines up with the broader construction schedule.

Do blocks near Davison Reserve need a different termite barrier?

They need more attention to the perimeter rather than a different system. Established planting and leaf litter in reserves close to Parklea's streets can shelter activity that forages toward nearby gardens, so we run a fuller perimeter on blocks backing onto green space than on a block with no nearby reserve.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
