Quick answer

Yes. A new home or apartment building in North Parramatta needs an NCC termite management system installed to AS 3660.1. Collars and any under-slab work go in after the plumber's rough-in and before the pour. The durable notice for the meter box and an installation certificate for the City of Parramatta certifier are both required before the Occupation Certificate is issued.

Termite barriers in North Parramatta

Why North Parramatta builds need the barrier in before the pour

North Parramatta sits in the City of Parramatta, postcode 2151, about 20 km west of the CBD. Apartments and units make up most of the suburb's housing, alongside detached and semi-detached homes on the older residential streets. A large share of the land is taken up by The King's School grounds and the Lake Parramatta reserve, a former reservoir set in bushland along Hunts Creek, and heritage sites including the former Parramatta Correctional Centre and St Patrick's Cemetery sit within the suburb. Since 2024 the L4 light rail has stopped at Benaud Oval and Ngara, and new apartment building has followed close behind.

Those two different settings, dense apartment development and older streets near Hunts Creek and Lake Parramatta, mean two different barrier jobs. Apartment and townhouse slabs near the light rail corridor often carry dozens of penetrations across a single pour, so collar counts and scheduling drive the work as much as the barrier detail itself. Streets closer to Lake Parramatta and the Hunts Creek catchment sit near bushland and water, where subterranean termites forage naturally, so knockdown rebuilds on those older blocks need the perimeter and under-slab system treated as seriously as anything on a bush-edge property further out.

Local conditions

What makes North Parramatta blocks a termite risk

Three things shape termite risk in North Parramatta, and each points to a different part of the suburb.

Lake Parramatta bushland and Hunts Creek

Lake Parramatta reserve and the Hunts Creek catchment hold bushland that runs close to a number of older residential streets. Rebuild sites near that edge get a full perimeter system rather than a partial strip, since established bushland like this supports termite activity that forages toward nearby gardens.

Dense apartment and unit development

With most of North Parramatta's housing already in apartments and units, new multi-dwelling builds near the light rail corridor are common, and a single slab can carry a large number of pipe penetrations. Collar scheduling and access planning matter as much here as the barrier system itself.

Older streets, ageing timber

Detached and semi-detached homes on North Parramatta's older streets often carry sub-floors and timber features well past the point where any original protection can be relied on. Rebuilds and extensions on these blocks need a fresh, documented termite management system tied into the new work.

What we install here

Building in North Parramatta

We work on North Parramatta apartment and townhouse developments near the light rail corridor, knockdown rebuilds on the older residential streets, and granny flats behind existing houses closer to Lake Parramatta. Waffle pod and raft slabs are standard on detached rebuilds, while multi-dwelling sites need collar counts planned from the plans well before we arrive. You get one fixed written quote covering every stage, and we attend in stages so a barrier visit never holds up a pour, whichever type of site you are on.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around North Parramatta

Our North Parramatta work runs from the apartment stages near the Benaud Oval light rail stop, where a single slab can carry many penetrations, out toward the older streets near Maria Lock Park and Lake Parramatta, where bushland and Hunts Creek shape the perimeter detailing. Closer to Mayfair Plaza, sites are more often renovations or extensions on established homes, where we check what protection, if any, the original build already has.

In North Parramatta, the City of Parramatta certifies the build, and before signing the Occupation Certificate it wants a durable notice fixed in the meter box describing the termite system, together with a formal certificate from the installer covering the products, the coverage and their licence. We hand these over, along with product data sheets and care notes, once our stage of the job is done.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do apartment developments in North Parramatta need the same barrier as a house?

Yes, the same NCC requirement applies, but the job looks different. A multi-dwelling slab near the light rail corridor can carry dozens of penetrations across one pour, so collar counts and scheduling around the plumber and concreter's program drive the price and timing more than they would on a single detached home.

Do rebuilds near Lake Parramatta need extra perimeter work?

Blocks backing onto the Lake Parramatta reserve or the Hunts Creek catchment get a full perimeter system rather than a token strip, because bushland like this supports termite activity that forages toward nearby gardens. We also check any retaining wall or step-down where the block meets the reserve boundary. That junction is where a rushed barrier is most likely to leave a gap.

Can you install a barrier around an existing North Parramatta home for a granny flat?

Yes. A new granny flat or secondary dwelling gets its own termite management system, with collars on every penetration and an under-slab or perimeter system to suit the slab. Where the main house already has protection, we tie the new work into it where the detailing allows. We check what exists on the main house before pricing the new work.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
