Quick answer

Yes. North Kellyville is one of Sydney's newest suburbs, and every new home or townhouse needs an NCC termite management system installed to AS 3660.1. Collars and under-slab work go in after the plumber's rough-in and before the pour. The durable notice for the meter box and an installation certificate for The Hills Shire are required before the Occupation Certificate is issued.

Termite barriers in North Kellyville

Why North Kellyville builds need the barrier in before the pour

North Kellyville was proclaimed as its own suburb in 2018, and it is still one of Sydney's newest, in postcode 2155 and about 31 km north-west of the CBD within The Hills Shire. Former rural land here has been turned into residential estates almost entirely within the last decade, and most homes are recently built detached houses and townhouses. Shopping is centred on North Kellyville Square and the North Village, with Kellyville Village and Rouse Hill Town Centre a short drive away. Our work in the suburb is almost exclusively pre-construction, on stages still being released.

Land that was clearing or paddock a few years ago does not behave like an established garden, and that changes what a termite barrier is protecting against. Clearing and earthworks across a new estate disturb existing colonies, ant nests and rodent populations, which then look for the nearest undisturbed timber, often a freshly framed house next door. New turf, garden beds and irrigation systems then add moisture close to the slab almost as soon as landscaping goes in, which is exactly the condition subterranean termites look for. Getting the barrier right before the pour is the only chance to get ahead of that.

Local conditions

What makes North Kellyville blocks a termite risk

Three things drive termite risk on a North Kellyville estate, and each one is a direct result of how recently the land was developed.

Land cleared within the last decade

Earthworks across a new estate disturb colonies and rodents that were living in the paddocks and remnant vegetation being cleared. Displaced activity often moves straight to the nearest timber-framed house, so a compliant barrier on the new slab matters as much here as anywhere older and more established.

New turf and irrigation close to the slab

Landscaping packages on new-estate homes bring turf, garden beds and irrigation right up against the house within months of handover, adding moisture close to the footings almost immediately. We detail the slab edge and weep holes with that fast-arriving garden in mind, not just the bare block on handover day.

Reserves scattered through the estate

North Kellyville has kept several pockets of green space, including reserves like Samantha Riley, Twickenham Avenue, Oxlade and Withers Road, close to housing. Blocks near any of these reserves get the same perimeter attention as an older suburb backing onto remnant bushland.

What we install here

Building in North Kellyville

We work on North Kellyville new house-and-land builds, townhouse stages and the occasional granny flat behind an already-completed home, mostly on estates still under active release near North Kellyville Square and the North Village. Waffle pod and raft slabs are standard here, often several on the same street on the same week, so scheduling around the concreter's pour dates across a stage is routine for us. You get one fixed written quote from the plans, and we attend in stages so a barrier visit never holds up a pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around North Kellyville

Most of our North Kellyville work sits within the estate stages around North Kellyville Square and the North Village, where new slabs are going in close together and collar scheduling matters as much as the barrier detail itself. Lansdowne Road Reserve and the estate's other pocket reserves sit close to several stages, and blocks backing onto that green space get the same perimeter treatment as an older bush-edge suburb.

The Hills Shire is the certifying council for North Kellyville, and it holds off on the Occupation Certificate until two documents land: a durable meter-box notice describing the termite system, and installer paperwork naming the products, the coverage and the licence. We turn both around fast, since a North Kellyville settlement date often depends on how quickly this last piece of paperwork comes together.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a brand-new North Kellyville home still need a termite barrier?

Yes. Being newly built does not remove the requirement, since the NCC requires a termite management system for new homes in termite-prone areas regardless of how recently the land was cleared. Recently cleared land can actually push displaced termite activity toward new timber-framed homes, so the barrier matters from day one.

When should we book the barrier on a North Kellyville house-and-land build?

As soon as you have a rough slab date from the builder. Collars and any under-slab system must go in after the plumber sets out the services and before the pour, and on active estates we coordinate closely with the site supervisor so our visit lines up with everyone else's schedule that week.

Do new-estate gardens and irrigation affect the termite barrier?

They can, once landscaping goes in. New turf and irrigation bring moisture close to the slab within months of handover, which is exactly the condition subterranean termites look for, so we detail the slab edge and weep holes with that fast-arriving garden in mind rather than just the bare block at handover.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
