Quick answer

Yes. A rebuilt terrace, rear extension or new infill home in Newtown still needs a termite management system under the NCC, installed to AS 3660.1. On a narrow terrace site, collars and membrane go in before the slab is poured and are detailed around shared party walls. The durable notice and installation certificate then go to your certifier, City of Sydney or Inner West Council, before occupation.

Termite barriers in Newtown

Why Newtown builds need the barrier in before the pour

Newtown sits about 4.3 km south-west of the CBD and straddles two councils, the City of Sydney and Inner West Council. Most of the housing stock is late 1800s Victorian terraces, including narrow two-up two-down workers' cottages often only around 4 metres wide, sitting alongside larger Federation homes and some 1960s and 1970s public housing blocks. King Street and Enmore Road carry one of Sydney's busiest eating strips through the middle of the suburb, and our work here is almost always a terrace rebuild, a rear extension or a small infill slab rather than a greenfield build.

Narrow lots and shared party walls change how a termite barrier gets installed, not whether one is needed. A slab poured between two standing terraces has almost no external perimeter to work with, so the collars, the membrane laps and the treatment where the new slab meets the old party wall footings all matter more than on an open block. Newtown's terraces also sit close together with shared roof lines, so if the original protection on a neighbouring house has failed, that pressure sits right against your new work. We flag that risk honestly rather than assuming a neighbouring property is clean.

Local conditions

What makes Newtown blocks a termite risk

Three things make a Newtown barrier a different job from a greenfield slab, and each one changes the detailing.

Party-wall termite pathways

Newtown's terraces share walls and often share roof and sub-floor space, so a termite colony active in one house can already be pressing against the footings of the next. We detail the barrier hard against the party wall junction rather than assuming a clean, isolated slab.

Narrow-lot access constraints

Two-up two-down cottages leave almost no room either side of the slab, so membrane runs, collar placement and any physical termite barrier have to be planned around a tight, often single-access site. We plan the visit around the builder's sequence so a narrow lot never turns into a bottleneck.

Old timber, ageing footings

Many Newtown rebuilds keep the original terrace facade or party walls while replacing the rest, which means new work sits directly against decades-old timber and brick footings. We check what protection, if any, already exists there before detailing the new system.

What we install here

Building in Newtown

We work on Newtown terrace knockdown rebuilds, rear and side extensions, granny flats behind existing cottages and the occasional small infill development near King Street or Enmore Road. Slabs here are almost always small and site-constrained, poured hard against party walls or existing footings, so collar counts and membrane detailing are planned from the plans before we ever arrive on site. You get one fixed written quote covering every stage, and we work around narrow-lot access and your builder's sequencing so the barrier is never the thing holding up the pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Newtown

Most of our Newtown work sits within a few streets of the King Street and Enmore Road strip, where rear-lane rebuilds and shopfront-to-terrace conversions are common, and near the green pocket of Camperdown Cemetery and Lillian Fowler Reserve, where mature planting keeps neighbouring soil damper for longer. Close to Newtown station, terraces back onto the rail corridor, and we check that boundary carefully on any slab that runs near the fence line.

Whichever certifier is assessing a Newtown property, the City of Sydney or Inner West Council, the checklist is identical: a notice fixed inside the meter box noting the termite system, and a certificate from the installer detailing the products, coverage and licence. We turn both around quickly once our part of a Newtown job is finished, ahead of the rest of the paperwork trail.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a Newtown terrace rebuild need a full new termite barrier?

Yes. A rebuilt or substantially extended terrace is treated as new work under the NCC, so it needs its own termite management system installed to AS 3660.1, even where the front facade or party walls are being kept. We detail the new system around the existing footings rather than assuming they are already protected.

How do you fit a barrier on a narrow Newtown lot with no side access?

We plan the collar layout and membrane runs from the plans before we arrive, working around whatever access the site has, often just the front or rear. On tight sites we sequence our visit closely with the plumber's rough-in and the concreter, since there is usually only one practical window before the slab is poured.

Can you tie a new extension's barrier into an existing Newtown terrace?

Where the detailing allows, yes. We check what protection the original terrace has, if any, and connect the new system at the party wall or footing line rather than leaving a gap between old and new work. Where the existing house has no documented system, we flag that so you know what you are working with.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
