Quick answer

Yes. Newport sits in a termite-prone part of the Northern Beaches, so a new home or rebuild needs an NCC-compliant termite management system installed to AS 3660.1. Collars and under-slab work go in before the pour. The durable notice for the meter box and an installation certificate for Northern Beaches Council must be ready before the Occupation Certificate is issued.

Termite barriers in Newport

Why Newport builds need the barrier in before the pour

Newport runs across the peninsula between the Pacific Ocean and Pittwater, about 25.4 km north of the CBD in the Northern Beaches Council area. The ocean side has a patrolled surf beach and the headland at Bungan, while the Pittwater side holds marinas, boat sheds, yacht clubs and the Newport Arms Hotel. Barrenjoey Road carries the shopping strip through the middle, and the streets step up steeply from both shorelines toward the ridge. A rebuild or new home here is as likely to be a Pittwater boatshed block as a steep bush block above the beach.

Two different grounds mean two different barrier jobs. Blocks sloping down to Pittwater sit close to the tide, with decks, boat sheds and jetties over damp, low ground that termites forage through easily. Blocks on the steeper bush side back onto gullies like Crown of Newport Reserve, where established colonies live in fallen timber and leaf litter and forage downhill into gardens. Either way, cut-and-fill and retaining walls are common on Newport's slopes, and every step-down is a junction where a rushed barrier leaves a gap. We check ground conditions on both sides of the peninsula before pricing the job.

Local conditions

What makes Newport blocks a termite risk

Three things drive termite pressure on a Newport block, and we detail the barrier differently depending on which side of the peninsula you are on.

Pittwater foreshore dampness

Homes on the Pittwater slope often sit near boat sheds, jetties and timber decks close to the tide line, and that ground stays damp for long stretches. We give the slab edge and any timber-to-ground contact extra attention on these blocks, since moisture is what draws subterranean termites in the first place.

Bush gullies above the beach

Crown of Newport Reserve and the wider bushland running up from the ocean side hold established termite colonies in fallen timber and leaf litter. Blocks backing onto those gullies get a full perimeter system rather than a token strip, with the detailing carried right around the bush-facing boundary.

Steep blocks, cut-and-fill

Newport's terrain climbs sharply from both shorelines, so retaining walls and stepped slabs are common on rebuild sites. Every retaining junction and fill batter is a place where a barrier can be improvised badly, so we work from the engineering drawings and price those details before we start.

What we install here

Building in Newport

We install on Newport new homes, knockdown rebuilds and granny flats on both the Pittwater and ocean sides of the peninsula, plus the odd renovation that opens up a slab near the Barrenjoey Road strip. Suspended floors and piers are common where blocks fall steeply toward the water, alongside waffle pod slabs on the flatter pads. You get one fixed written quote from the plans covering every stage, and we stage our visits around your builder's program so the barrier never holds up a pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Newport

Most of our Newport work sits between the Pittwater foreshore near the Newport Arms and the bush-backed streets running up toward Crown of Newport Reserve, with the Barrenjoey Road shopping strip roughly in between. Blocks closer to the reserve and the steeper gully edges get more attention on the perimeter and any retaining wall junctions, while blocks down near the water need the slab edge and timber-to-ground details checked more closely against tidal dampness.

Northern Beaches Council will not stamp an Occupation Certificate in Newport until it has sighted a meter-box notice describing the termite system and a formal certificate from the installer covering products, coverage and licence details. On a Newport job we get this paperwork moving the day our own work finishes, so it beats the rest of the sign-off process.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months

The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do Pittwater-side blocks in Newport need a different termite barrier?

They need extra care around damp ground near the tide line, boat sheds and decks, since moisture is what draws subterranean termites toward a slab. We check the drainage and any timber-to-ground contact before pricing the job, and detail the slab edge accordingly rather than treating it like a standard dry block.

What about rebuilds backing onto Crown of Newport Reserve?

Those blocks get a full perimeter system, not a partial one, because bushland like this holds established termite colonies that forage downhill into gardens. We also pay close attention to any retaining wall or step-down between the house pad and the reserve boundary, since that junction is where a barrier is most often let down.

When should we book the barrier for a steep Newport block?

As soon as you have engineering drawings for any retaining or cut-and-fill work, and a rough slab date from the builder. Collars and under-slab work go in after the plumber's rough-in and before the pour, and on stepped sites we need the retaining detail early so every junction is priced and planned properly.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
