Quick answer

Yes, a rebuild or new building in Mortdale needs a termite management system, since the suburb sits in a termite-prone part of Georges River Council with conditions ranging from bayside reserves to industrial land. The system is installed to AS 3660.1, with collars and under-slab work completed before the pour, and the durable notice plus installation certificate supplied to your certifier before the Occupation Certificate.

Termite barriers in Mortdale

Why Mortdale builds need the barrier in before the pour

Mortdale is a suburb in postcode 2223, about 17 km south-west of the Sydney CBD, in the Georges River Council area, mainly residential, with its main shops on Morts Road and Pitt Street near Mortdale station on the Illawarra line. Commercial and industrial development is concentrated in the north-west corner along Boundary Road, and Mortdale is unusual for a group of streets named after Sydney CBD streets, including George Street, Martin Place, Pitt Street and Oxford Street. The suburb extends south to Lime Kiln Bay on the Georges River, with Mortdale Heights a locality in its western corner, so our work spans knockdown rebuilds, industrial slabs and bayside builds.

Parks including Mortdale Memorial Park with its large fig trees, Hurstville Golf Course, Lime Kiln Bay Reserve and many smaller reserves, along with Dairy Creek, mean Mortdale properties face very different termite conditions depending on where they sit. Homes near Lime Kiln Bay and Dairy Creek deal with damp, foreshore-adjacent soil that subterranean termites favour, while established streets around the fig trees of Mortdale Memorial Park often have decades of buried timber on rebuild blocks. Industrial sites along Boundary Road bring larger slabs with many penetrations, a different kind of challenge entirely.

Local conditions

What makes Mortdale blocks a termite risk

Three conditions shape termite risk across Mortdale, and they change with the suburb's mix of bay, park and industrial land.

Lime Kiln Bay moisture

Lime Kiln Bay on the Georges River and Dairy Creek both keep soil damp on Mortdale's southern side, conditions subterranean termites favour when foraging toward a slab. Blocks near either get a full physical perimeter.

Fig trees and established parkland

Mortdale Memorial Park's large fig trees and other established parkland hold termite activity in old growth and leaf litter close to nearby streets. Rebuild sites near the park get extra attention to soil treatment as well as the perimeter.

Boundary Road industrial slabs

Commercial and industrial sites along Boundary Road bring larger slabs with many plumbing and service penetrations, a different challenge to a residential rebuild. We plan the collar layout from the engineering drawings before any pour.

What we install here

Building in Mortdale

We work across Mortdale on knockdown rebuilds near the parks and the bay, industrial and commercial slabs along Boundary Road, and the occasional new home on a remaining lot. We install under-slab membrane, collars and a physical or chemical perimeter matched to the slab design, whether that is a small residential pour or a larger commercial floor. One fixed quote from your plans covers every stage. Every job gets a clear written scope before any work starts.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Mortdale

Our Mortdale work sits close to Beatty Reserve and Mortdale Plaza, where retail and parkland both feature in nearby site conditions, and near Hurstville Golf Course, where irrigated turf adds moisture close to several boundaries. Toward Lime Kiln Bay and Myles Dunphy Bushland Reserve, bayside and bushland conditions bring more attention to the perimeter, while Boundary Road sites get their own commercial assessment.

Mortdale is certified through Georges River Council, which requires the standard termite documentation before it will issue the Occupation Certificate: a durable notice is screwed to the meter box, and an installation certificate spells out the licensed installer's details, the treatment products and the areas covered. We supply both, along with product data, as soon as the barrier work is finished.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does being near Lime Kiln Bay change our termite barrier?

Usually, yes. Bayside and creek-adjacent soil near Lime Kiln Bay and Dairy Creek holds moisture longer than higher ground further from the water, and subterranean termites favour that dampness, so we generally recommend a full physical perimeter for those blocks. We are glad to answer further questions once we are on site.

Our rebuild is near Mortdale Memorial Park, does the garden matter?

It can. Established parkland and old fig trees hold termite activity close to nearby streets, and rebuild blocks in that area often carry buried timber from a previous house. We check the soil during the quote so the barrier is sized correctly. This keeps everything properly documented for future reference too.

Can you install collars on an industrial slab along Boundary Road?

Yes, we regularly work on commercial and industrial slabs in that part of Mortdale. We take the collar count from the engineering and plumbing drawings before the pour and provide a single installation certificate for the whole slab. Just get in touch and we will talk through the details. We treat every quote as specific to your actual block.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
