Quick answer

Yes, a rebuild or new secondary dwelling in Lilyfield needs a termite management system, because the suburb is in a termite-prone part of the Inner West Council area and the NCC applies regardless of the block's age or size. The system is installed to AS 3660.1, with collars and under-slab work going in before the pour, and the durable notice and installation certificate handed to your certifier before.

Termite barriers in Lilyfield

Why Lilyfield builds need the barrier in before the pour

Lilyfield sits about 4 km west of the Sydney CBD in postcode 2040, within Inner West Council, and began as a working-class pocket of small workers' cottages, many of which are now being knocked down and rebuilt or extended behind their original street frontage. Iron Cove and the Bay Run form the suburb's western boundary, Whites Creek runs north toward White Bay, and the light rail follows a former goods line through the middle of the suburb, with the City West Link carrying heavy traffic across it toward the Anzac Bridge. Most of our work here is a rebuild on a narrow inner-west block or a granny flat in a small rear yard.

Callan Park, the former hospital grounds with its sandstone Kirkbride buildings and large areas of old trees and lawn, is the suburb's biggest single piece of ground, and mature grounds like that hold established termite activity in old stumps and fallen timber close to nearby streets. Whites Creek and the foreshore land toward Iron Cove keep soil damp along the western edge, and Lilyfield's older cottages sit on narrow side paths with timber sub-floors that can already carry termite activity before a rebuild starts. On a block this tight, the barrier has to be planned around party walls and a slab edge that rarely runs in a straight line.

Local conditions

What makes Lilyfield blocks a termite risk

Three local conditions shape a Lilyfield barrier more than the size of the block does.

Old trees at Callan Park

Callan Park's sandstone buildings sit within large areas of old trees and lawn that hold established termite colonies in stumps and fallen timber. Rebuild sites within a few streets of the park get a full perimeter rather than a minimal treated strip.

Whites Creek and Iron Cove

Whites Creek and the low-lying land toward Iron Cove keep soil damp along Lilyfield's western edge, and damp ground close to a slab is what subterranean termites look for when foraging from the foreshore. We detail those boundaries with extra care.

Narrow cottage blocks with old timber

Lilyfield's workers' cottages often sit on narrow blocks with timber sub-floors and side paths built hard against the boundary, and that old timber can carry termite activity long before a rebuild is even planned. We check the neighbouring structure as part of every quote.

What we install here

Building in Lilyfield

Most of our Lilyfield work is a knockdown rebuild behind a retained cottage frontage, a granny flat in a tight rear yard, or an extension that ties new slab into an old sub-floor. We install under-slab membrane, collars and a physical or chemical perimeter suited to narrow, party-wall blocks, working in stages so a barrier visit fits around your builder's plumbing rough-in and pour date. One fixed quote from your plans covers the whole job.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Lilyfield

A good share of our Lilyfield work sits within a few streets of Callan Park, where old trees and sandstone grounds run close to residential boundaries, and along Whites Creek toward Iron Cove and the Bay Run, where foreshore land keeps soil damp. Around Lilyfield station and Norton Plaza, rebuild sites are more often narrow cottage blocks with a party wall on one or both sides, and Leichhardt Oval marks the southern edge of our usual run.

Lilyfield sits entirely within the Inner West Council area, which certifies rebuilds, granny flats and any new dwelling in the suburb. Before issuing the Occupation Certificate, the certifier needs a durable notice fixed in the meter box and an installation certificate naming the products used, the areas protected and the installer's licence. We supply both, together with product data and maintenance advice, as soon as the barrier work is finished.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do I need a termite barrier for a granny flat on a small Lilyfield block?

Yes. A secondary dwelling is treated the same as a new home under the NCC, so it needs its own compliant termite management system even on a tight rear yard. We detail the perimeter around fences, party walls and any existing structure so nothing is left as a gap. This keeps everything properly documented for future reference too.

Our rebuild is near Callan Park, does that matter?

It does. The park's old trees and grounds hold established termite activity, so rebuild sites within a few streets usually get a full physical perimeter rather than a minimal strip. We are happy to look at the boundary facing the park as part of your quote. Just get in touch and we will talk through the details.

When do you install collars on a Lilyfield rebuild?

After the plumber has roughed in the drainage and before the concrete is poured, the same as any other new slab. On a narrow inner-west block we also plan around scaffolding and limited site access, so let us know those constraints when you book. We treat every quote as specific to your actual block.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
