Quick answer

New construction in Hillsdale does need a termite management system, since Bayside Council sits within a termite-prone area recognised by the NCC. This applies to infill townhouses, duplexes and any new slab, with every penetration collared and the whole system built to AS 3660.1 before concrete closes it in. Your certifier then wants the durable meter box notice and a signed record of the work before approving occupation.

Termite barriers in Hillsdale

Why Hillsdale builds need the barrier in before the pour

Hillsdale was carved out of Matraville in the 1960s and remains a small suburb dominated by units and flats, with relatively few detached houses, centred on Southpoint Shopping Centre's high-rise mixed-use complex on Bunnerong Road. New construction here tends toward infill townhouses and small unit developments on the limited detached blocks that remain, rather than the broad-acre rebuilds seen further out in Sydney, though the odd duplex or secondary dwelling still appears on a larger corner lot. Every one of those projects still needs its own compliant termite management system, checked and certified before the certifier will sign off occupation.

A suburb built mostly on unit and townhouse living changes how a termite barrier gets planned. Shared walls, common driveways and a single large slab footprint mean the perimeter has to be treated as one continuous system across a development rather than lot by lot, since a weak point on one unit can let activity travel into the next. On the smaller number of standalone or duplex sites nearby, established gardens close to Heffron Park bring more typical garden moisture and root growth into play, calling for the usual attention to slab edges and service penetrations.

Local conditions

What makes Hillsdale blocks a termite risk

Three things shape how we plan a termite barrier for Hillsdale's mostly medium-density building stock.

Shared-wall townhouse and unit sites

Because so much of Hillsdale is units and townhouses, one unit's weak point in the barrier can become the way termites reach the unit next door through a shared wall or driveway. We plan the perimeter for the whole development rather than treating each unit separately.

Southpoint precinct density

The high-rise mixed-use development around Southpoint means some new slabs are large, single-footprint builds with many service penetrations. Collar counts and coordination with the plumber across the whole floor plate matter more here than on a standard house block.

Heffron Park green edge

Properties nearer Heffron Park's sports grounds sit close to irrigated turf and mature trees, which can keep soil damper than the surrounding streets. That moisture is exactly what subterranean termites look for when foraging toward a new slab.

What we install here

Building in Hillsdale

We work on Hillsdale's infill townhouse rows, duplexes and the occasional unit block slab, and on a shared-wall development the barrier is designed as one system spanning every lot rather than unit by unit. A collar is fitted to every penetration once the plumber has finished the rough-in, and our visit slots in ahead of the pour. A single fixed quote from the plans covers the full job, through to the certificate your certifier requires.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Hillsdale

Our Hillsdale work concentrates around Southpoint Shopping Centre and the surrounding townhouse streets, extending out toward Heffron Park, the Des Renford Aquatic Centre and Bonnie Doon Golf Course. Sites nearest the park's irrigated grounds get closer attention to slab-edge moisture, while the more common townhouse and unit developments near Southpoint are planned around a full, continuous perimeter across the whole site rather than lot by lot.

Bayside Council is the certifying authority for Hillsdale. Before it will issue an Occupation Certificate, it wants a durable notice fixed inside the meter box, plus a signed installation certificate recording the products, the areas protected and the installer. We provide both once our work is complete, along with maintenance guidance suited to whichever building type, unit, townhouse or house, the system was fitted to.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Hillsdale questions

Answered

Still unsure? Call and talk it through with a licensed technician.

+61 450 515 215
Do Hillsdale townhouse developments need a different barrier approach?

Yes. With units in a row sharing walls, driveways and often roof space, we plan the whole development as a single protected footprint rather than a set of separate barriers per lot. That coordination happens with the builder before any work starts on site, so there is no weak point where activity could cross between neighbouring homes.

Is termite protection required for a small infill duplex in Hillsdale?

Yes, a duplex needs its own compliant termite management system, with a collar fitted to every plumbing and service penetration and either a perimeter or an under-slab approach chosen to suit. The certifier still wants the meter box notice and a signed installation record before granting occupation, regardless of how many dwellings share the one site.

Does being near Heffron Park increase termite risk for a Hillsdale build?

Irrigated sports fields and established trees can keep soil in the surrounding streets wetter than average, and a colony foraging for a new food source is naturally drawn toward that kind of ground. Blocks close to the park boundary generally get closer attention to slab-edge detailing, though we still assess every site against its own plans.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
