Quick answer

Yes, new homes, sheds and industrial units in Fairfield East all fall under the NCC requirement for a termite management system, given the area's termite-prone status. AS 3660.1 governs how collars and under-slab work are fitted, and that work has to be done before the concrete pour. A durable notice and an installation certificate go to your certifier ahead of the Occupation Certificate.

Termite barriers in Fairfield East

Why Fairfield East builds need the barrier in before the pour

Fairfield East sits in the City of Fairfield, sharing postcode 2165 with neighbouring Fairfield and lying about 22 km west of the Sydney CBD. Around a quarter of the suburb is industrial land, and the rest is mostly residential, with a small shopping strip on Tangerine Street. The Hamilton Grove Estate, completed in 2003, added more than 170 homes between Tangerine and Mitchell Streets and remains the suburb's largest single stretch of newer construction, sitting alongside ongoing knockdown rebuilds on the older residential streets closer to Yennora station and further pockets of light industrial development.

Two things shape how we plan a barrier here. Burns Creek runs through a green corridor of reserves, including Blackford Park and Hanson Reserve, some holding remnant bushland that keeps nearby soil damp and gives termites a natural food source close to residential fence lines. The suburb's warehouses, factories and yards sit close to houses too, and industrial slabs need the same collar and perimeter detailing as a home, just at a larger scale. Whether it is a Hamilton Grove-style estate home or a light-industrial unit, the barrier has to go in before the slab is closed up.

Local conditions

What makes Fairfield East blocks a termite risk

Three things drive termite pressure on a Fairfield East block, and each changes how the barrier gets detailed.

Burns Creek and its reserves

Burns Creek and the bushland pockets in Blackford Park and Hanson Reserve keep the ground moist and hold fallen timber that can support established colonies. Homes backing onto that green corridor get a full perimeter system, not a token strip along the front of the slab.

Hamilton Grove Estate rebuild activity

Homes on and around the Hamilton Grove Estate are relatively recent, but ongoing knockdown rebuilds on Fairfield East's older streets uncover decades of garden beds and buried timber that can feed a colony long before a new slab goes down.

Industrial land next to housing

With about a quarter of the suburb given over to warehouses and yards, pallets, timber packaging and stored materials sit close to residential streets. We treat commercial and industrial slabs to the same standard as a house, so the barrier does not become the weak point in the chain.

What we install here

Building in Fairfield East

We install termite barriers for Fairfield East house-and-land builds, knockdown rebuilds on the older streets, granny flats and light-industrial slabs. Waffle pod and raft slabs are standard on estate-style blocks, while industrial sites often need larger perimeter runs and more penetrations for plumbing and stormwater. We quote from the plans as one fixed price covering every stage, and we schedule our visit around the plumber's rough-in so a residential or commercial pour is never left waiting on us.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Fairfield East

Lisbon Park sits close to the older residential streets and marks the edge of several rebuild sites we have worked on. Yennora station lies on the rail corridor that separates much of the industrial land from the housing further south, a useful reference point for access on commercial jobs. Woodville Shopping Centre and Woodville Golf Course sit toward the suburb's edge, near where Burns Creek's reserve corridor runs closest to residential fence lines.

The City of Fairfield certifies work in Fairfield East, whether it is a house, a granny flat or an industrial unit. Before sign-off, certifiers want a durable notice kept in the meter box that records the termite management system, and an installation certificate covering the products used, the areas it protects and who carried out the work. We supply both, along with product data and maintenance advice, ahead of the Occupation Certificate.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do industrial sites in Fairfield East need a termite barrier as well as houses?

Yes. Any new building in a termite-prone area needs a compliant termite management system under the NCC, and warehouses and light-industrial sheds are included just as much as houses. The barrier is sized to the larger slab and higher penetration count these buildings usually carry, and the same durable notice and installation certificate are prepared for the certifier regardless of building type.

Does backing onto Burns Creek or a reserve change the termite system needed?

It generally means a fuller perimeter is worth having rather than a minimal one, because the bushland and creek corridor keep nearby soil moist and can hold established termite activity close to the back fence. We assess each block against how close it sits to Burns Creek, Blackford Park or Hanson Reserve before recommending a system.

Can a home on the Hamilton Grove Estate still need barrier work done?

Yes, if you are adding a granny flat, extension or new slab to an existing Hamilton Grove home. Any new slab or footing still needs its own compliant system with collars on the new penetrations, and where practical we tie the new work into any existing protection on the original home.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
