Quick answer

Yes. A new home, granny flat or rebuild in Emerton falls under the same rule as this termite-prone stretch of Western Sydney: a termite management system is required. The fit-out has to meet AS 3660.1 and be finished before the concrete arrives. Your certifier then needs the durable notice placed inside the meter box and a completed installation certificate before that Occupation Certificate can be released.

Termite barriers in Emerton

Why Emerton builds need the barrier in before the pour

Emerton is a City of Blacktown suburb in postcode 2770, about 39.8 km west of the CBD, developed by the NSW Housing Commission from the 1960s with streets carrying German names in honour of storekeeper William Emert. Houses now around sixty years old make up most of the suburb, with Emerton Village at Jersey and Popondetta Roads serving as the local shops. New building here is almost always a knockdown rebuild, a granny flat added to an existing block, or a townhouse replacing an older Housing Commission home, and the suburb borders Tregear, Whalan, Blackett and Hebersham.

Halmahera Creek forms part of the western boundary, and that damp creek-line ground behaves differently to the drier blocks further into the suburb. A rebuild going up on an old sixty-year-old footprint is also likely to be sitting on soil that has carried a garden, a shed or buried timber for decades, all of which can feed termite activity well before the new slab is poured. Both of those factors matter more to how the barrier is detailed than the suburb's flat, open terrain on its own would suggest, so we assess each site rather than applying one standard layout.

Local conditions

What makes Emerton blocks a termite risk

Three local conditions shape how we fit a barrier in Emerton.

Halmahera Creek on the western edge

Damp ground along Halmahera Creek adds to termite pressure on blocks near the boundary, and drainage and garden timber close to the creek line get extra attention when we detail a perimeter there, particularly where paving or garden beds will sit over the treated zone.

Sixty years of established gardens

Most Emerton rebuilds go up on blocks that have carried a house, a shed and a garden since the 1960s. Old stumps and buried timber in that soil can support a colony long before a new slab is poured, so soil treatment often matters as much as the physical barrier.

Ageing housing stock nearby

Homes on either side of a rebuild are often close to the same age, with the same gaps that let termites move towards a house over decades. A new build's barrier has to hold up against pressure coming from established neighbouring blocks, not just its own garden.

What we install here

Building in Emerton

In Emerton we mostly fit barriers to knockdown rebuilds, granny flats and townhouses replacing older Housing Commission homes, rather than any greenfield building, since the suburb was fully developed decades ago. We install collars, membrane and perimeter treatment to suit waffle pod and standard slabs, timing the visit once the plumber has finished rough-in and the builder has set a pour date, with particular care on blocks near Halmahera Creek where drainage and garden timber need extra attention.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Emerton

Emerton Village and Luxford Gardens sit close to most streets in the suburb, with the Charlie Lowles Leisure Centre a little further out. Blocks nearest Halmahera Creek on the western boundary get the closest attention to perimeter coverage and drainage detailing, given the damper ground that runs along the creek line and feeds into neighbouring Tregear and Whalan on the other side of the boundary.

Certification for new builds and rebuilds in Emerton runs through the City of Blacktown. The certifier holds off on the Occupation Certificate until two things arrive: a durable notice sitting inside the meter box, and an installation certificate listing the products and protected areas. We prepare these together, with the relevant data sheets, as soon as our barrier work on site is finished.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a rebuild on an old Emerton block need soil treatment as well as a barrier?

Often yes. Blocks that have carried a house and garden since the 1960s can have old stumps or buried timber feeding termite activity, and where that history is clear we recommend treating the soil in addition to the standard collars and perimeter, particularly on sites where demolition has left roots or stump holes behind.

How close to Halmahera Creek does a barrier need extra care?

Any block along the creek line on Emerton's western edge benefits from closer attention to drainage and garden timber near the perimeter, since damp ground there can support termite foraging closer to the surface than on a drier block further into the suburb, so we treat those sites with extra care.

Can a granny flat behind an existing Emerton house get its own barrier?

Yes. A secondary dwelling still needs a fully compliant system of its own, sized to its own slab, rather than relying on whatever protection the main house has. If the main house is already protected we link the new barrier into that existing coverage wherever the layout allows, so the whole block ends up covered consistently.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
