Quick answer

A rebuild or a new secondary dwelling in Clovelly still needs a termite management system before council will sign off, yes. The suburb sits in a termite-prone pocket of the City of Randwick, so AS 3660.1 applies: collars fitted, and the ground or membrane layer finished ahead of the pour. We hand over the paperwork your certifier needs once the barrier work is complete.

Termite barriers in Clovelly

Why Clovelly builds need the barrier in before the pour

Clovelly is a small beachside suburb in the City of Randwick, about 6.9 km south-east of the Sydney CBD in postcode 2031. Known as Little Coogee until 1913, it grew around the narrow inlet of Clovelly Beach and neighbouring Gordons Bay, and the tram line that ran here until 1957 now follows what is a bus corridor. Attached and multi-unit housing dominates: most dwellings are flats, semi-detached homes, terraces or townhouses rather than freestanding houses. With so little land free to build on, most new work is a knockdown rebuild of an older terrace or semi, a renovation that adds a new footprint, or an infill unit development, and council will not certify any of them without a compliant termite system fitted first.

Sharing walls and roof spaces is the main thing to understand about construction in Clovelly, and it changes how a barrier has to be planned. Where two homes share a party wall and sometimes a sub-floor, a system installed on one side has to be detailed so it does not simply push termites toward the neighbour instead of stopping them. Rocky, exposed coastline and sea spray from Clovelly Beach and Gordons Bay keep humidity high, and that dampness suits subterranean termites working through the soil as much as it suits the silverfish and cockroaches more commonly associated with this kind of building. A slab edge, a party wall junction or a pipe penetration are all places a barrier can be interrupted if it is not planned around the neighbouring structure as well as your own.

Local conditions

What makes Clovelly blocks a termite risk

Three things make a Clovelly barrier different from one on a standalone suburban block.

Shared walls and sub-floors

Attached terraces and semis often share a party wall and sometimes a sub-floor, so a barrier fitted only on one side can push activity toward the neighbouring property rather than stopping it. We plan the perimeter with that shared structure in mind.

Salt air keeps ground damp

Sea spray off Clovelly Beach and Gordons Bay keeps humidity high through much of the suburb, and that moisture suits subterranean termites working through the soil as well as it suits silverfish and cockroaches indoors. Slab edges here rarely dry out for long.

Knockdowns on narrow older blocks

Rebuilding a Clovelly terrace or semi usually means working on a narrow block with little room to move, and demolition can disturb activity that has been established next to the old footings for years. We inspect what is there before the new slab goes down.

What we install here

Building in Clovelly

Most Clovelly jobs are knockdown rebuilds of terraces and semis, renovations that extend the existing footprint, and small infill unit developments on the wider blocks. Waffle pod and raft slabs suit the flatter sites, and where neighbouring party walls are involved we detail the barrier against the shared structure rather than just the new work. Collars go on once the plumber's rough-in is finished, and we price the whole job, including any perimeter treatment once landscaping is done, in one fixed written quote.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Clovelly

Clovelly work sits close to Clovelly Beach and the Bronte-Coogee Aquatic Reserve, where onshore wind carries salt and moisture into nearby sub-floors and wall cavities year round. Burnie Park, a short walk from the beach, adds lawn, mature trees and leaf litter where termites and other pests can establish close to surrounding homes. Given how tightly the suburb is built, almost every job here is within a few streets of one of these three landmarks.

Clovelly builds are certified through the City of Randwick, and the council will not sign off without two documents on file: a weatherproof notice inside the meter box naming the termite system, and a signed record from the installer detailing the products used, the licence held and exactly what the system covers. On attached properties we also note which side of a party wall the barrier runs along, so the certificate matches what a council officer finds on inspection.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a Clovelly semi need the same barrier as a freestanding house?

The underlying requirement is the same, a compliant termite management system to AS 3660.1, but a shared party wall changes the detailing. We plan the barrier so it does not simply redirect termite activity into the neighbouring property, and where practical we discuss the work with a neighbour sharing a wall, since treating both sides together tends to hold up better long term.

Can salt air affect a Clovelly termite barrier?

Salt air itself does not damage a properly installed physical barrier, but the humidity it brings keeps ground and sub-floor conditions damp for longer than an inland suburb, which suits subterranean termites. We generally lean toward a continuous physical system at the slab edge here rather than relying only on soil treatment, since damp ground can need more frequent chemical top-ups.

Is there room for a secondary dwelling in Clovelly?

It depends on the block, but where council approves a secondary dwelling on a Clovelly property it needs its own termite management system, separate from the main house, with collars on every penetration and a perimeter suited to the new footprint. We assess access and existing structures on site before quoting, since narrow attached blocks can affect how the work is staged.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
