Quick answer

A rebuild or new home on the Clareville side of the Barrenjoey Peninsula does need a termite management system before Northern Beaches Council will issue an Occupation Certificate. The area is termite-prone, so a system built to AS 3660.1 is required, with collars and any under-slab layer finished before the pour. We supply the meter box notice and installation record once the barrier is done.

Termite barriers in Clareville

Why Clareville builds need the barrier in before the pour

Clareville faces Pittwater on the western side of the Barrenjoey Peninsula, postcode 2107, roughly 27.5 km north of the CBD, and building work here falls under Northern Beaches Council. It borders Avalon Beach, Bilgola Plateau and Newport, and takes in Clareville Beach and the Taylors Point locality. In the 1920s the suburb was largely a place for holiday cottages, and it became a permanent residential area through the 1950s as more people owned cars. Many houses now have water frontage or views, and the heritage-listed Hy Brasil on Chisholm Road is a reminder of that earlier era. New building work here is almost always an extension of one of those older cottages or a full rebuild on the same footprint, and every one needs a compliant termite system before it can be occupied.

Clareville's pest story is the calm western shoreline rather than open surf. Low-lying land close to Pittwater stays damp, and older timber cottages that have been extended over the decades can hide joins where termites get in unnoticed, sometimes years before anyone realises. Jetties, boatsheds and sea walls add more timber and gaps close to the water. Behind the shore, slopes rise into bushland reserves with angophoras, bringing termite activity closer to backyards from the bush side as well as the water side. A barrier here has to account for both directions the termites can come from, which is why we detail the whole perimeter rather than just the water-facing edge.

Local conditions

What makes Clareville blocks a termite risk

Three things about Clareville's setting, calm water on one side and bush on the other, shape the barrier work.

Low-lying, damp shoreline blocks

Land close to Pittwater on the calm western shore stays damp for long stretches of the year, which suits subterranean termites working through the soil toward a slab or extension footing. These blocks usually need a continuous barrier rather than a partial one at the front of the property.

Extended cottages hide old joins

Many Clareville houses started as 1920s holiday cottages and have been extended more than once since. Each addition creates a join in the structure where termites can get in unnoticed, so a rebuild or new extension needs the barrier checked against the whole building, not just the new section.

Angophora Reserve behind the shore

Slopes rising from the shoreline into Angophora Reserve carry natural termite habitat alongside funnel-webs and possums. Blocks on that side of the suburb face pressure from the bush as well as from the damp shoreline, so the perimeter has to close both directions.

What we install here

Building in Clareville

Most Clareville jobs are extensions and rebuilds on established waterfront or near-waterfront cottages, since there is little untouched land left on the peninsula. Suspended floors and piers are common where a block steps down toward the water, with waffle pod slabs on the flatter blocks further back. We fit collars once the plumber's rough-in is done and detail the perimeter around any jetty, boatshed or sea wall timber nearby, all costed in one fixed written quote before we book the visit.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Clareville

Clareville Beach and Clareville Beach Reserve sit at the centre of most of our work here, where the calm water keeps the air and the ground moist for much of the year. Angophora Reserve, a short distance inland, is bushland where termites and funnel-web spiders are part of the natural habitat, and blocks between the two, the shore and the reserve, get the most thorough perimeter treatment because pressure can come from either direction.

Northern Beaches Council certifies Clareville builds, and before it releases an Occupation Certificate it wants a durable notice inside the meter box naming the termite system installed, along with a certificate recording the products, the installer's licence and exactly where the protection covers the building. On extended cottages we also note how the new work ties into the existing structure, so the certificate reflects the whole building rather than just the addition.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does an extension to an older Clareville cottage need its own barrier?

Yes, if the extension involves a new slab, footing or floor area that was not previously protected. We assess how any existing barrier on the original cottage was installed and tie the new work into it wherever the detailing allows, so you end up with one properly documented system covering the whole house rather than a gap between old and new.

Do Clareville waterfront blocks need extra termite protection?

Blocks close to Pittwater on the calm western shore tend to hold more moisture in the ground than blocks set further back, and that dampness lets subterranean termites travel undetected, so a physical collar and edge system generally outperforms soil treatment on its own here. Jetties, boatsheds and sea walls nearby also add timber that is worth inspecting alongside the main structure.

How does Angophora Reserve affect a Clareville termite barrier?

Bushland reserves like Angophora hold established termite activity that can move toward the nearest structure, so blocks on that side of the suburb usually need a full perimeter rather than a treatment focused only on the water-facing side. We assess which direction the pressure is most likely coming from before recommending the system for your particular block.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
